Property Description for 435 East 52nd Street, 15-A

"PENTHOUSE A" - RIVER HOUSE GEM

Perched high above the East River with open sweeping views to the South, East and North, this magnificent terraced apartment with 10" ceilings and original crown moldings is a very special place to call home. This rarely available penthouse 3 bedroom, 4 bath apartment with a corner study, double maids room and an approximately 1075 sq. ft. wrap-around terrace is situated in the renowned River House, known for its exceptional architecture, attention to privacy and white glove service.

From the moment you enter this home from your private vestibule there is an abundance of light and expansive river, bridge and skyline views from the oversized windows of which there are 22 in total. There are 5 additional double doors that provide access to the exterior space.

A gracious foyer opens into the living room with a wood-burning fireplace and an intimate South-facing corner library which provides an easy flow for entertaining and direct views of the East River.

The windowed chef's kitchen is equipped with an abundance of cabinetry and storage, a 6 burner stove, double wall oven and is adjacent to a double maids room which can be reconfigured as a breakfast nook, 4th bedroom or home office.

The enormous, corner primary suite has gorgeous views of the East River and beyond and is replete with 2 huge walk-in closets and a windowed marble bath.

There are 2 additional bedrooms, one of which has an ensuite bath and abundant closets. Light oak flooring throughout and a washer/dryer complete this special unit.

The River House, one of the most acclaimed full-service white glove prewar coops in all of NYC was built in 1931 by James Stewart and designed by Wagner and White as a 26-story Art Deco building at the end of a quiet cul-de-sac with a private gated cobble-stone courtyard.

A resident manager, doormen/concierge, and lobby attendants provide the ultimate in service and privacy. 3% flip tax. Pets and pied-a-terre ownership is permitted. 50% financing allowed.

New shareholders at the River House have access to the fitness center and are welcome to apply for a full River Club membership with a streamlined process. The newly renovated, highly coveted private facility, which has its own entrance on 52nd St and is also accessible through the building lobby, has 3 squash courts, 2 tennis courts, a golf simulator, a swimming pool, and several entertaining and dining spaces, including a bar overlooking the East River.

The River House now has a beautiful renovated lobby, new elevators and an easier renovation process! (No more summer work rules!)

Beekman Place | Manhattan

Quick Profile

Beekman Place is less of a neighborhood than it is a quiet two-block enclave just north of the United Nations on the far eastern edge of Turtle Bay. There is only one street that runs through the neighborhood, also called Beekman Place, that wraps itself around 49th Street and 51st Street.

This bucolic little stretch of the east side has always been a cherished spot for those fortunate enough to have found refuge here. The noise and the street traffic from the city surrounds is virtually non-existent as there are no through streets in this neighborhood.

The neighborhood composition largely consists of a few clusters of townhouses and prewar co-ops. The exception to the rule is the charming art-deco-styled Beekman Place Hotel at the corner of First Avenue and 49th Street and the two post-war towers, 860 and 870 UN Plaza that front the grounds of the United Nations.
