Property Description for 1 Sherman Street

Rare opportunity to purchase an entire corner limestone and brick legal 2-family townhouse (currently used as a single family), with an attached garage, on a sought-after Windsor Terrace block. Offering bountiful sunlight through three exposures, and nearly 30 windows in total, the 20-foot-wide semi-detached home strikes the perfect balance between elegant classic charm and modern updates. Enter the airy parlor level from the new stoop, where there is a gracious living room with a trio of bay windows. An adjacent windowed sitting room flows seamlessly into the dining room with built-ins and versatile lounge/office space with two exposures. The custom chef's kitchen has been tastefully reimagined with sleek cabinetry, quartz countertops, stainless steel Bosch appliances that include an induction cooktop electric oven, and a walk-in open pantry with storage-galore (you'll be the envy of all your neighbors!). A chic, newly renovated bathroom that features a floating vanity, striking Italian tile, and a glass shower stall rounds out the parlor level. Up the original staircase, topped by a stained glass skylight, are FIVE bedrooms of generous proportion, including two king-size bedrooms, one of which boasts bay windows along with an adjoining home office/walk-in closet/dressing room, an updated bath with dual sinks, a soaking tub, and heated floors, with a skylight overhead. A new laundry closet with a stacked LG washer/dryer sits next to the bath. New windows have been installed on this level. The renovated lower-level rec space (930 sq ft) can be used in a variety of ways, including as a fitness center, office space, creative studio, game room (with a billiard table included!), playroom, storage, and more. A breezeway leads to the highly convenient two-car garage (361 sq ft) with a 220V outlet for EV charging. It is possible to add a roof deck on top of the garage. There is also a side yard for a patio set, planters, tree pits, and fresh air. Throughout the home, historic details such as inlaid parquet floors, built-in shelving, ornate woodwork, and picture moldings are effortlessly coupled with modern style and amenities including bespoke contemporary lighting, mini-split heating and cooling, and a designer color palette. Upgrades abound -including new plumbing, new electric, efficient solar panels, electric water heater, sump pumps, and more. This lovely home is near the new Terrace Books, as well as local favorites such as Adirondack, Syko, Lady Bird, and Double Windsor. Tucked away on a sought-after bucolic block less than three short blocks from Prospect Park and near transportation and shopping, the location is unbeatable.

Windsor Terrace | Brooklyn

Quick Profile

The tiny, comma-shaped neighborhood of Windsor Terrace is bookended between two of Brooklyn’s largest green spaces, Prospect Park and the massive Green-Wood cemetery. Aside from the presence of the Prospect Park Expressway, which dissects the neighborhood in two, this residential community offers a suburban sensibility with its tree-lined streets, low volume traffic and the low height character of its streetscape.

Many homes in the area are low to the ground, lending a suburban feel to the neighborhood, and the area has been down-zoned to maintain its low-rise appeal and character. There are plentiful brick row houses that have very low turnover. If you are lucky enough to buy or rent one, you tend to hold on to it. There are also small apartment buildings, private homes, condos and multi-family homes in a wide price range

There is commercial development along Prospect Park West, Fort Hamilton Parkway and Prospect Avenue, but even these new stores and restaurants are mostly family-owned and operated, maintaining the small-town charm. The pace of life is slower. The schools are good, which is a big draw for families with young children. The people are friendly, which gives a real sense of neighborhood and community to Windsor Terrace.
