Property Description for 16 Verandah Place

16 Verandah Place is an exceptionally rare opportunity to own a recently restored, architecturally stunning carriage house owned by a prestigious international musical artist.

This 28 ft wide carriage house is perfectly situated on Cobble Hill's Verandah Place - a quiet mews, landmarked lane and one of the most sought after blocks in Brooklyn. To top it off, Cobble Hill Park, a semi-secret and idyllic neighborhood park sits right across the quiet, tucked away street that is rarely driven down. A beautiful oasis of a block filled with history, charm and calm.

Enter into this stunning carriage house and be greeted by the large vestibule, big enough to store bikes, carts, strollers and coats. Pass by the glass block wall and you are greeted with more wonderful mid-century design choices: exposed bricks and wood and metal beams, floor to ceiling windows that artfully frame the trees in the the back yard and oversized windows that stream in light from the north and south. The living room takes over the majority of the first floor, with a wood burning fireplace, a balcony terrace facing the backyard and views of townhouses.

The house just glows!

Two sets of stairs connect the house- an open, split level stair that cascades down to the garden level and a stunning spiral staircase that winds itself around a sturdy two story timber beam. A giant, building height, vertical window creates an open feeling filled with light and green from the back yard. The first floor up this amazing stair is the primary suite with a sun kissed, full depth bedroom, cross-breezes and a new en suite bath with two person shower and double sink complete this floor.

The top floor offers two bedrooms, and an option for a third. The larger one, that extends the depth of the house, was a recording studio and has been converted into a double sized, shared bedroom. This room is easily converted back to two separate bedrooms. The other bedroom is adjacent. All with leafy views. The added sound proof flooring in the larger room remains, cushioning the master bedroom on the floor below from any noise. The top floor also contains an updated hall bath with a great tub, laundry room, expansive, built in bookshelves and easy access to the roof through the new, hydraulic roof hatch.

Down the stairs off the living room is access to the backyard as well as the garden level with an open, newly renovated kitchen, dining space for ten people and a cozy sitting area. There is a second wood burning fireplace that even has a built in bread oven for all your sourdough needs! A powder room, a secret (shhhh!) room/pantry and amazing double dutch doors that open directly out onto the patio further bless this level with convenience, cool, class and old world charm.

The arbored yard has a brick patio as well as a koi pond, multiple planting areas and a row of conifers.

16 Verandah Place is conveniently located near the countless cafes, restaurants, and shops that line Henry, Clinton, Court, Smith Streets as well as Atlantic Avenue. Some of our favorites are La Vara, Colonie, Chez Moi, Hibino, Henry Public, to name a few.

You will be a few short blocks to every subway line at Borough Hall, Smith St, Brooklyn Bridge Park, PS 29, St. Ann's, Packer and Brooklyn Friends.

16 Verandah Place is a truly rare and turnkey home. Because of all these wonderfully unique elements- style, size, light, location, this coveted home on Verandah Place has been held tight.

Don't miss this rare opportunity to make 16 Verandah Place your forever home. Homes like this do not present themselves often.

Cobble Hill | Brooklyn

Quick Profile

The neighborhood now known as Cobble Hill was originally settled by Dutch farmers in the mid-1600s. Tucked along the East River, in the heart of Brooklyn, Cobble Hill is known for its welcoming, leafy streets, independent mom-and-pop shops, and 19th century brownstones.

Most of Cobble Hill lies within an historic landmark district, and building heights are restricted to 50 feet, which helps maintain its 19th century atmosphere. Building owners will often split the use of their four- or five-story buildings, occupying several of the top floors and renting out the ground floor as apartments or, conversely, occupying one or more of the lower floors and renting out the top floors. New construction and alterations to existing buildings in the historic district require approval by the New York City Landmarks Preservation Commission, which helps maintain the historic character of the Cobble Hill neighborhood.

Although most housing in Cobble Hill consists of traditional brownstones and brick townhouses,, you will also find churches that have been converted to condos, carriage houses that have become luxury apartments and Victorian school houses that have been converted into lofts.

Court Street and Atlantic Avenue are the main commercial streets in the neighborhood. You will find popular Middle Eastern restaurants on Atlantic Avenue. Court Street is home to casual restaurants, many with outdoor seating, relaxed cafes and hip bars.

Many young professionals and families live in the brownstones, townhouses, and single-family homes that line the leafy streets. Cobble Hill is a great place to live if you work on Wall Street, as you can walk over the Brooklyn Bridge to work.
