Property Description for 207 East 31st Street, TH

Rare Midtown Townhouse under $4MM. This Civil War-era "jewel box" has been lovingly maintained and updated. The four-story townhouse is perfectly configured and offers the ultimate freedom from disturbances of neighbors and coop/condo boards.

Upon entering, it's hard not to sense the home's relaxed and happy vibe. Also note the details: both the front door and interior staircase were handcrafted using old growth South American mahogany that was harvested approximately 50 years ago.

The parlor floor features a living room with fireplace, dining area, and kitchen plus a wonderful patio courtyard that streams light and color inside. The contemporary kitchen features maple cabinets, granite countertops, and Viking and Bosch appliances.

The second level has two spacious bedrooms and a new bath with steam shower. The top floor houses the primary suite with room for a king-sized bed. It also boasts a fireplace, walk-in closet, and zen-like 5-piece bath with Fantini fixtures. All 3 levels are connected by a beautiful staircase illuminated by a large skylight.

Below the parlor level is an English basement with an additional street entrance, a media room, third fireplace, powder room, laundry (with full size washer/dryer), and a serving pantry. Below the English basement is a clean cellar with workshop, storage, and mechanicals including a boiler and two hot water heaters.

HVAC is a Unico high velocity system with space saving tubes carrying hot/cold air from 2 well placed air handlers (basement and 2nd floor ceiling) and rooftop condensers.

The house is situated on a quiet tree-lined street with many nearby conveniences and easy access to transportation. Gramercy Park, Madison Square Park, and Murray Hill are all just blocks away. The neighborhood boasts intimate restaurants, charming coffee shops, H&H Bagels, Fairway, Whole foods, and Trader Joes is just around the corner.

Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
