Property Description for 400 East 56th Street, 9-O

Welcome home to unit #9O at Plaza 400.

This oversized 1BR, 1.5BA Junior 4 - which is convertible to a 2BR - offers unparalleled value and potential for its next owner. Recently refreshed, the apartment is comfortable as-is or offers the opportunity to undertake a renovation and unlock immediate equity.

Enter the sprawling 900+ square foot residence through a formal entry foyer, flanked by two spacious walk-in closets.

The oversized living room offers endless flexibility, with a wall of bright south-facing windows and more than enough space to accommodate a full dining area, a large living setup with sectional sofa, home office, and more.

The galley kitchen features ample storage, a dishwasher, and a full-sized gas range. While fully functional in its current condition, the space could benefit from cosmetic updates - or be opened to the living room to create a breakfast bar with barstool seating. Please inquire for virtual renderings and a cost estimate for a full kitchen renovation.

The hallway leading to the massive, king-sized bedroom includes a full wall of closets and a recently updated powder room.

The bedroom offers exceptional scale for the price, easily fitting a California king bed, desk, and additional furniture. It also features a corner exposure, two walk-in closets, and a private en-suite bath.

Unit #9O is located at one of Sutton Place's premier addresses: 400 East 56th Street - a full-service cooperative known for its white-glove service and standout amenities. Residents enjoy a 24-hour doorman and concierge, dedicated mailroom staff and porters, on-site management, and a live-in super. The elegantly renovated lobby sets the tone, while daily conveniences include an oversized laundry room with high-efficiency machines, ample bike storage, a fully outfitted gym, on-site valet garage with discounted rate for residents & Tesla charging stations, and a private porte cochere for effortless arrivals and departures.

Crowning the building is a recently and extensively renovated rooftop amenity suite, featuring a resident sky lounge, enormous children's playroom, seasonal pool, and furnished sundeck with panoramic skyline and East River views-arguably one of the most impressive rooftops in Manhattan.

And if all of that weren't enough, monthly maintenance includes central air, heat, water, and electricity. Cable and WiFi are also offered at a discounted rate through a building-wide bulk package.

Plaza 400 is ideally located next to all that New York has to offer, including the recently extended East River Esplanade. Guarantors, co-purchasing, pied-a-terre, and trusts welcomed with Board Approval. Subletting is permitted for 3 out of every 5 years after 3 years of ownership. 2% flip tax is paid by the buyer.

Sutton Place | Manhattan

Quick Profile

Sutton Place is usually described with favorable words like charming, cozy, great neighborhood, hidden gem, sanctuary, or even small village inside a big city. Those descriptions aren’t from real estate folks either, they’re from the people that live and work there, so it must be true.

The quiet and upscale neighborhood is more like an enclave. It’s bounded by East 53rd Street to the south, East 59th Street to the North, First Avenue to the west, and the East River to the east. Most residents will tell you that everything you’ll ever need is located in the neighborhood. When it’s time to venture out into the cityscape, Sutton Place is within easy reach to Midtown and cultural attractions like the Museum of Modern Art, Rockefeller Center, Central Park and other iconic sites.

Manhattan has always had notable celebrity residents. But for unknown reasons, Sutton Place has had more than its share of superstars over the years. Some of the more iconic celebs include: Marilyn Monroe and Arthur Miller, Freddie Mercury, Sigourney Weaver, Joan Crawford, Michael Jackson and sister Latoya (Just for one summer).

Sutton Place is named after Effingham B. Sutton, a shipping merchant and entrepreneur. After hitting it big in the California gold rush, Sutton built brownstones along East 57th and East 58th streets with aspirations of making the section more residential. Poverty and crime dashed his dreams. The street gangs that hung out along the dead-ends and cul-de-sacs added to the neighborhood’s decay. Sutton was about to give up on his development endeavors but the Vanderbilt’s and the Morgan’s showed up in the 1920s and transformed the neighborhood. It soon became a wealthy enclave.
