Property Description for 400 East 56th Street, 9-O

Welcome home to unit #9O at Plaza 400.

This oversized 1BR, 1.5BA Junior 4-which is convertible to a 2BR-offers unparalleled value and potential for its next owner. Recently refreshed, the apartment is comfortable as-is or offers the opportunity to undertake a renovation and unlock immediate equity.

Enter the sprawling 900+ square foot residence through a formal entry foyer, flanked by two spacious walk-in closets.

The oversized living room offers endless flexibility, with a wall of bright south-facing windows and more than enough space to accommodate a full dining area, a large living setup with sectional sofa, home office, and more.

The galley kitchen features ample storage, a dishwasher, and a full-sized gas range. While fully functional in its current condition, the space could benefit from cosmetic updates-or be opened to the living room to create a breakfast bar with barstool seating. Please inquire for virtual renderings and a cost estimate for a full kitchen renovation.

The hallway leading to the massive, king-sized bedroom includes a full wall of closets and a recently updated powder room.
The bedroom offers exceptional scale for the price, easily fitting a California king bed, desk, and additional furniture. It also features a corner exposure, two walk-in closets, and a private en-suite bath.

Unit #9O is situated in one of the most desirable buildings in Sutton Place-400 East 56th Street-a full-service cooperative celebrated for its attentive staff and first-rate amenities. Residents benefit from 24-hour door staff and a dedicated concierge, onsite property management, a resident superintendent, and a seasoned support team. The beautifully redesigned lobby sets a welcoming tone, while conveniences include a large-capacity laundry room with modern machines, secure bike storage, a fully equipped fitness center, and an attended on-site garage offering reduced rates for shareholders, plus Tesla charging stations. A covered porte cochere ensures seamless arrivals and departures in all weather.

Perched at the top of the building is an expansive, newly renovated amenity floor that includes a resident lounge, seasonal rooftop pool, generous playroom, and an elegantly furnished sundeck boasting sweeping views of the city skyline and East River-easily one of Manhattan's standout rooftops.

Adding further value, the monthly maintenance covers central air conditioning, heat, water, and electricity. Discounted bulk-rate internet and cable service are also available through the building.

Plaza 400 enjoys an exceptional location with close proximity to all the city has to offer, including the revitalized East River Esplanade. Purchases by guarantors, co-buyers, trusts, and pied- -terre users are permitted with Board approval. Sublets are allowed for three out of every five years after a three-year ownership period. A 2% flip tax, payable by the buyer, applies upon resale.

Sutton Place | Manhattan

Quick Profile

Sutton Place is usually described with favorable words like charming, cozy, great neighborhood, hidden gem, sanctuary, or even small village inside a big city. Those descriptions aren’t from real estate folks either, they’re from the people that live and work there, so it must be true.

The quiet and upscale neighborhood is more like an enclave. It’s bounded by East 53rd Street to the south, East 59th Street to the North, First Avenue to the west, and the East River to the east. Most residents will tell you that everything you’ll ever need is located in the neighborhood. When it’s time to venture out into the cityscape, Sutton Place is within easy reach to Midtown and cultural attractions like the Museum of Modern Art, Rockefeller Center, Central Park and other iconic sites.

Manhattan has always had notable celebrity residents. But for unknown reasons, Sutton Place has had more than its share of superstars over the years. Some of the more iconic celebs include: Marilyn Monroe and Arthur Miller, Freddie Mercury, Sigourney Weaver, Joan Crawford, Michael Jackson and sister Latoya (Just for one summer).

Sutton Place is named after Effingham B. Sutton, a shipping merchant and entrepreneur. After hitting it big in the California gold rush, Sutton built brownstones along East 57th and East 58th streets with aspirations of making the section more residential. Poverty and crime dashed his dreams. The street gangs that hung out along the dead-ends and cul-de-sacs added to the neighborhood’s decay. Sutton was about to give up on his development endeavors but the Vanderbilt’s and the Morgan’s showed up in the 1920s and transformed the neighborhood. It soon became a wealthy enclave.
