Property Description for 220 West 148th Street, PH-B

Penthouse Luxury Condo with Private Terrace in Historic Harlem!

Welcome to the height of luxury living in the heart of historic Harlem. This exquisite penthouse-level, one-bedroom apartment offers a blend of classic charm and modern luxury.

The cozy entryway leads you into a sun-drenched living space with soaring ceilings and wall to wall windows. The layout flows seamlessly from the sleek chef’s kitchen—complete with high-end stainless-steel appliances and stone countertops—to a serene living area perfect for entertaining or relaxing in style.

The true jewel of this home is the expansive, 960 square foot private terrace, a rare sanctuary in the city that offers open views facing West, North and East. Lush, quiet, and beautifully appointed, it’s ideal for morning coffee, al fresco dining, or stargazing under the Manhattan sky.

The south-facing window floods this bedroom with light and is big enough for a king-sized bed with room to spare. Relax in your luxuriously appointed bathroom featuring a large bathtub, premium fixtures and sophisticated tilework. You will find ample closet space and storage space throughout the apartment.

Once a public school known as P.S. 90, this building was transformed into a striking condominium residence in 2010 and has since become one of Harlem’s most desirable addresses. This pet-friendly building offers a full range of amenities, including 24-hour attended lobby, fitness center, media and art rooms, bike storage, cold storage, private storage units, and a serene community garden exclusive to residents.

With easy access to Jackie Robinson Park and St. Nicholas Park, neighborhood residents enjoy access to an array of recreational options: an outdoor pool, dog runs, playgrounds, running tracks, cycling paths, and fields and courts for soccer, football, baseball, basketball, tennis, and pickleball. The neighborhood is vibrant and welcoming, with charming coffee shops, diverse restaurants, and lively bars nearby.

Ideally located near City College, Columbia University, and major medical centers, P.S.90 also offers convenient commuting with easy access via the A, B, C, D, and 3 subway lines, multiple bus routes, Citi Bike stations, and public street parking.

Private showings are available by appointment, seven days a week.

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
