Property Description for 220 West 148th Street, 5-M

Love Story Potential.

This particular one is surprisingly wonderful. No. 5M is a super special loft residence with an open plan design, herringbone pattern flooring, and a lofty fourteen-foot demeanor that combine to give high marks for living.
One of the first things that will catch your eye and heart are the beautifully tall ceilings, which are way above average, and the sense of space and freedom to design accordingly. Many options in terms of functionality and can take on various configurations, in terms of storage and additional loft spaces, if you choose. Also key to point out are the fantastically tall windows, which feature terrific gothic architectural views as well as green trees, blue skies, and wonderful exposures to bright light from the North and West.

It's possible for history to have an unexpected new chapter. One that revives the narrative. Taking it in a direction that is both exciting and unexpected. PS90 Condominium welcomes you.
A place where tradition is rethought. And re-invented.

The combination of classic and contemporary styles is rarely seamless. Certainly not in a building of this pedigree. In 2010, it underwent a loving and innovative restoration of its exterior and updated its infrastructure thoroughly. A thoughtful redesign has been done to reflect modern lifestyles in the interior.

PS90 is a history lesson that you will actually find enjoyable as you study it.

PS90 was inspired by the renowned Hotel de Cluny in Paris, which is located a few blocks south of Notre Dame, and it transformed school into the best time of your life. The impressive physical dimensions of this former schoolhouse are characterized by its soaring ceilings, dramatic oversize windows, which makes it stand out as the best in class.
The lobby at this fascinating, historic residence, where pets are welcome, is wonderfully unique and well-tended. A live-in super, fitness center, personal, cold grocery, and bicycle storage, media room, art room, lounge, and resident community garden are all noteworthy. Residential buildings rarely have two important spaces that are unique to PS90. The courtyard has a frame that leads to a grand front entrance, and a larger rear courtyard that allows residents to enjoy the community while relaxing or socializing.

The staff is both friendly and outstanding, and there is a parking garage that gives priority to PS90 Residents.
This Northern Manhattan locale is within minutes of Jackie Robinson and Riverbank State Parks. As well as all the best of what New York City has to offer, it is well located for fast and easy access in and out of Manhattan. This covers all access points for bridges, tunnels, metros, and highways. All of your essential amenities can be found within blocks. Regarding the various cuisines and spirits... Whether it's a first-rate, quick, or casual-style meal, this and its surrounding districts have it all accessible.

An absolute bestseller, I would be delighted to introduce it to you.

Our wonderful tenant is currently in place until June 2026, so please take note. Investors would find this ideal. Until Spring, serious inquiries must understand that showings will be on a case-by-case basis.

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
