Property Description for 467 Lexington Ave

Bold Beauty on Lexington - 20x50 Renovated Brownstone with Income Potential in Prime Bed-Stuy

Welcome to 467 Lexington Avenue-a 20-foot-wide, fully renovated two-family brownstone in the heart of Bedford-Stuyvesant, offering the ideal blend of size, style, and smart investment.

At a true 20x50 footprint for the upper owner's duplex, this home delivers the space Brooklyn buyers dream about: 3 bedrooms, 2.5 bathrooms, central heating and cooling, energy-saving LED lighting, and a washer & dryer. Plus a 2-bedroom garden rental built 20x40, with a finished rec room and laundry for an estimated $4,500/month in potential income.

Step into the parlor level's open layout, where the kitchen acts as the stylish centerpiece between the dining room and the sun-drenched living area. A full wall of windows and a sliding glass door lead to your private deck and charming backyard.

The chef's kitchen is a standout, featuring veined marble waterfall countertops & backsplash, an induction cooktop with vented hood, paneled dishwasher & fridge, and custom hardwood cabinetry with warm, modern vibes.

Upstairs, retreat to your king-size primary suite with a wall of closets and a spa-like en suite bath with moody textured tiles, LED lighting, and a double vanity and walk in shower. Two additional bedrooms, another full bath, and a conveniently located laundry closet complete the top floor-so you'll never haul laundry up and down stairs again.

The garden level offers a separate 2-bedroom apartment with private entry, full kitchen, bathroom, and access to a large finished rec room, washer/dryer, and mechanicals. Use it for extra income, extended family, or a home business.

Set on a peaceful, tree-lined block, you're surrounded by Bed-Stuy favorites and Trendy Tompkins Ave. Macosta Trattoria, Arise Yoga, Dear Friends Books and Wine and Warude are just a few of the many hotspots nearby, and Herbert Von King Park is one and a half blocks away. With the A/C and G trains close by, commuting is easy and quick. Street Parking is also easy and convenient.

467 Lexington Avenue is that rare Bed-Stuy brownstone with real scale, real income potential, and real wow factor.

Bedford Stuyvesant | Brooklyn

Quick Profile

Known for its historic brownstones and tight-knit enclave, Bed-Stuy has increasingly left behind its early reputation for being a “bedroom community” and transcended into a highly desirable neighborhood.

Distinct for its aesthetic, it is populated with ornate buildings characterized by cornices, friezes, finials, fluting and other marks of classic architecture. Built up during the period from 1870 to 1900, its historic district runs to the north of Jefferson Avenue, to the east of Malcolm X Boulevard and to the west of Tompkins Avenue.

At one point known as “Brooklyn’s Little Harlem,” the shape of the area has shifted toward attracting a wider demographic of people thanks to the influx of bars, restaurants, antique furniture stores and vintage boutiques. More police enforcement paired with the decline of the crack epidemic at the beginning of the 2000s also opened the door for increased development, as well as the occupation of formerly abandoned buildings and spaces.
