Property Description for 139 East 23rd Street, 8

Modern Sophistication in Gramercy: Full-Floor 2-Bedroom with Private Elevator Entry Welcome to the 8th floor at 139 E 23rd Street—a sun-drenched, two-bedroom, two-bathroom home that seamlessly blends refined design with modern ease. Set in a boutique Gramercy condominium just steps from Gramercy Park and Madison Square Park, this full-floor residence offers privacy, elegance, and thoughtful amenities, including a virtual doorman, package room, bike storage, and a landscaped rooftop with sweeping skyline views. A private elevator opens to a light-filled living and dining space with wide-plank European oak floors, custom lighting, and curated finishes throughout—including Italian-crafted LEMA closets and Effebiquattro doors. The open kitchen is a striking showpiece with European oak cabinetry, bold Arabescato Vagli marble, integrated Miele appliances, and Fantini fixtures. Tucked away for quietude, both north-facing bedrooms offer a serene escape. The primary suite features a custom walk-in closet and a spa-inspired en-suite clad in Travertino Silver Roman marble, with a floating double vanity and rain shower. The second bath echoes the same elevated materials and detail. A flexible layout allows for the addition of a windowed home office or den. Additional features include a Miele washer/dryer, generous storage, and discreet linear air vents that preserve the home's clean architectural lines. Ideally positioned at the nexus of Gramercy, NoMad, Flatiron, and Chelsea—with effortless access to premier dining, boutique fitness, Whole Foods, Trader Joe’s, and multiple subway lines—this residence is also just moments from the coveted greenery and charm of Gramercy Park. The 8th floor is where design, privacy, and location converge in perfect balance. This is a co-exclusive with Corcoran.

Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
