Property Description for 305 East 24th Street, LF

PRICE RE-SET TO PRECLUDE MANSION TAX!!!
This unique New York Towers home was completely re-modeled in 2017, is modern and airy, and now features two legal bedrooms (at opposite ends of the apartment), two heated-floor bathrooms (one en suite and one ADA compliant), a separate home office, a second convertible office that can be used instead as a large kitchen pantry, an in-unit laundry machine and dryer, and a loft-like great room containing living, dining and kitchen areas, including an extra-large kitchen-island for quiet dinners or entertaining.
Bertazzoni stove/oven, Samsung dishwasher, Summit refrigerator, custom cabinetry, Electrolux laundry with LG dryer. Four-inch plank light ash engineered hardwood floors throughout.
Located on the building's lobby floor, this home has complete privacy from the street, with plenty of light and sky as it is well apart from neighboring buildings, and is an ideal choice for dog owners or anyone who enjoys or needs easy accessibility. Custom window treatments let in the light and sky, while blocking rarely accessed building utility areas outside. This home has extra-height nine-foot four-inch lobby-floor ceilings, adding drama and openness, and is located a short distance from the building's secured and monitored 25th Street fully-accessible entrance. There is not a single stair-step or ramp between the street and this apartment's doorway. Never wait for an elevator again and never worry about downstairs neighbors.
Residents od New York Towers benefit from a significantly reduced monthly parking rate of $325 per month and lower-than-average electric costs thanks to the building's central AC powered by a silent co-generation unit. Remarkably well-run and well-staffed, this large building is transformed by its employees into a warm home.
Pet-friendly.

Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
