Property Description for 251 Pacific Street, 17

Featured in The New York Times "On the Market" section, this SPRAWLING coop unit is one-of-a-kind. Offering a double wide living space, the layouts are endless. Situated right where Boerum Hill, Cobble Hill, and Brooklyn Heights meet, the apartment feels warm and inviting with exposed brick, original hardwood floors, and a vintage clawfoot tub. At the same time, the renovated kitchen, upgraded electrical system, and double-pane windows bring in all the conveniences of today's living.

The windowed eat-in kitchen has plenty of space to cook and gather. It features sleek cabinetry, a tall breakfast bar, and a European-style washer/dryer combo. The kitchen flows right into the expansive living room - with yes, FOUR south-facing windows this has been utilized as a living room and a home office and lounge. What was once a second bedroom, now has been decked out with custom cabinetry, a pull-out desk and built-in chaise lounge. Around the corner, the bedroom offers more exposed brick, a north-facing window, and a full-size closet. Off the entry foyer, the windowed bathroom blends modern fixtures with classic charm, including its original clawfoot tub.

Upstairs, residents share a rooftop with sweeping 360-degree views-perfect for morning coffee or evening sunsets. Other building perks include caged storage (available for a small monthly fee), a bike room, stroller and scooter storage, a card-operated laundry room, and video intercom. Pets are welcome in this close-knit community of 25 units.

The neighborhood has everything you need just steps away-renowned restaurants like La Vara, Colonie, Rucola, and Ki Sushi, plus Trader Joe's only a block over. Fitness options abound, with Blink, Equinox, F45, SoulCycle, and Bar Method all nearby. And commuting is easy with the F, G, A, C, 2, 3, 4, 5, and R subway lines just minutes away.

Boerum Hill | Brooklyn

Quick Profile

Boerum Hill is a tiny, quiet, primarily residential neighborhood in Brooklyn. There are broad tree-lined streets that are filled with elegant three and four-story brownstones and townhouses, mostly built between 1840 and 1870. There is a definite family vibe to the neighborhood, but young professionals are moving in, and with them are coming trendy bars to cater to their desire for some measure of nightlife, without having to linger in Manhattan. These new bars and restaurants are being sandwiched in amongst existing shops on both Atlantic Avenue and Smith Street, which are the main commercial areas in Boerum Hill.

Boerum Hill offers a convenient location that is still able to maintain its small-neighborhood feel. Shopkeepers value their customers and remember their regulars. It continues to do what it was designed to do, namely provide small-town living in the very shadow of the big city. Boerum Hill is an easy commute to other parts of the city, making it easy to come home every day to the peace and tranquility of Boerum Hill while commuting to a job anywhere in the city.

The neighborhood is quite walkable and you can take the time to catch up with your neighbors while visiting on their stoops. Shopping on Atlantic Avenue is stress-free with no high pressure. You can meet with friends at any of the many coffee shops and while away pleasant hours in conversation. The dining scene on Smith Street is similarly laid-back. Don’t expect that there will be quite as much to see or do as there is in Manhattan, but there are a decent number of interesting bars and restaurants providing a measure of nightlife. The trade-off is worth it, as Boerum Hill provides a quiet, peaceful place to live and raise a family.
