Property Description for 1809 Adam Clayton Powell Blvd, 5-F

Dream. Big. A top-floor renovation opportunity awaits just one block from Central Park. Welcome to 1809 Adam Clayton Powell Blvd, an historic 36-unit prewar coop built in 1904. Apt 5F measures approximately 1750 sq ft,, and is currently an un-renovated 5-bedroom, 2-bath home, which is blessed by ample direct sunlight from the west, south and east. The photo renderings presented here illustrate what a 3BR/2BA layout could look like with an open kitchen and front bedrooms removed. The result is an unusually spacious, open-plan dining and living room facing enchanting western views of the prewar facades across the wide boulevard - interspersed with swaths of blue sky and Central Park foliage. Beyond the wonderful dining and entertaining space this layout offers, it also creates easy separation between the sleeping and social spaces of the apartment. But let your own vision be your guide. With this much space to work with, options abound, including washer and dryer, which are allowed. 1809 Adam Clayton Powell Blvd is a well-run, pet-friendly coop that offers full-time super, elevator, video intercom, storage available for rent, and Spectrum cable/internet (1GB Internet plus some premium channels at a required flat fee of $41/mo). And of course the building sits just steps from Central Park, featuring the completely reimagined Harlem Meer and Davis Center, with its sparkling new swimming pool (and ice rink), which is re-energizing the entire surrounding neighborhood. Also, just moments away are Morningside Park, Central Market, the Morningside Greenmarket, and the B/C train at 110th Street. Park Central's amenities include elevator, a fabulous rooftop deck, on-site laundry and bike room. HDFC income limits apply as follows by household size: 1 person: $130,440 2 ppl: $149,160 3 ppl: $167,760 4 ppl: $186,360 5 ppl: $201,240

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
