Property Description for 35 McDonald Ave, 2-B

Stunning, sunny and spacious two bedroom condo with an incredible chef's kitchen, complete with a private balcony and it's own deeded parking spot! With beautiful finishes and clean contemporary lines, this 2nd floor home offers a surprising amount of space and light. The views are also sweet: lovely trees and garden views from the living room and bedroom windows, due to this unit's placement within the building - and the buildings' set back from the street, with its circular driveway. It’s rare to find an eat-in-kitchen in Brooklyn as large as this one; you can easily cook to your hearts content. This gorgeous concept kitchen has Carrera marble countertops and backsplash, stainless steel GE Profile appliances, and an abundance of custom glass and gorgeous espresso wood cabinetry including a pantry. Your inner chef will run wild! Enjoy breakfast at the island counter, or easily have dinner for eight or more. The spacious living room has four oversized windows with two exposures that provide tons of light. Between the living room and the kitchen is essentially another living space - either use it as a double living room and/or use it as the current owners do as their library and office. The primary bedroom is lovely and large. It easily accommodates all your dressers, another office area, and more. It has a wall of windows, a walk-in closet, and a private balcony. The balcony overlooks Terrace Place, and is a serene and quiet space to enjoy your morning coffee, some lemonade, or a glass of wine after a long day. The queen sized second bedroom has a large window, a closet and is easily large enough to be a second primary bedroom. The full hall bath has a spa style jacuzzi tub. It is possible to add an extra bath in this unit, please see alternate floorplan. There is multi-zone heat and air conditioning, three sun exposures allowing for beautiful natural light, an in-unit washer and fully vented dryer, California Closets throughout, a butterfly video entry system, and your very own underground parking space. The building, The Simone has a 421a tax abatement in place through 2032, low common charges, bike storage, a convenient semi-circular driveway, and is a beautifully maintained and professionally managed building with great proximity to some of the best Brooklyn amenities. Perfectly situated near Prospect Park and currently in school District 15, The Simone is close to the F/G subway lines and the B67/B69 bus stop is right out in front. Some great local eateries include Krupa Grocery, The Double Windsor, Le Paddock, Hilltop Tavern and Hamilton's, as well as other great neighborhood perks in the Prospect Park West and Prospect Avenue shopping and dining districts. Make this one your own, and welcome home!

Windsor Terrace | Brooklyn

Quick Profile

The tiny, comma-shaped neighborhood of Windsor Terrace is bookended between two of Brooklyn’s largest green spaces, Prospect Park and the massive Green-Wood cemetery. Aside from the presence of the Prospect Park Expressway, which dissects the neighborhood in two, this residential community offers a suburban sensibility with its tree-lined streets, low volume traffic and the low height character of its streetscape.

Many homes in the area are low to the ground, lending a suburban feel to the neighborhood, and the area has been down-zoned to maintain its low-rise appeal and character. There are plentiful brick row houses that have very low turnover. If you are lucky enough to buy or rent one, you tend to hold on to it. There are also small apartment buildings, private homes, condos and multi-family homes in a wide price range

There is commercial development along Prospect Park West, Fort Hamilton Parkway and Prospect Avenue, but even these new stores and restaurants are mostly family-owned and operated, maintaining the small-town charm. The pace of life is slower. The schools are good, which is a big draw for families with young children. The people are friendly, which gives a real sense of neighborhood and community to Windsor Terrace.
