Property Description for 30 East 9th Street, 6-KK

*Top-Floor Haven on the Greenwich Village Gold Coast* Perched on the coveted top floor, 6KK enjoys both northeast and southeast exposure, with windows in every room welcoming effortless light throughout the day and across the seasons. This blissfully quiet apartment is set back from both 8th and 9th Streets and overlooks a courtyard garden that provides a tranquil view while naturally softening city sounds. The functional layout includes a dedicated office space in the gallery and a second bedroom—featuring custom millwork and a pocket door—that could alternatively be used as an office, den, or library. Ample storage is provided by wall-to-wall floor-to-ceiling lighted closets with Elfa shelving throughout. The oversized primary bedroom easily accommodates a king-size bed with nightstands and still offers generous additional space. The kitchen is designed for serious cooking. Carrera marble countertops and windowsills complement a high-end appliance suite: a brand-new Miele refrigerator, Miele dishwasher, Viking range, rare vented exhaust hood, and a dedicated in-counter triple-filtered water faucet. Floor-to-ceiling maple cabinetry with soft-close drawers and doors maximize the kitchen space, while open shelving and stainless steel pulls and backsplash add a clean, modern touch. The clean lines continue in the high-end yet understated bathroom, clad in Italian caesarstone and glass tiles, Duravit sink, Hansgrohe fixtures, Robern cabinet, and new Toto washlet. Another floor-to-ceiling closet just outside the bathroom puts laundry and linens in easy reach. A meticulous renovation has enhanced the home, with ceiling insulation that keeps the entire space cool in the summer, a Lutron Smart Lighting System for automated whole-home ambiance, and an upgraded electrical panel. Energy-efficient Hunter Douglas shades, new windows in the second bedroom, and discreetly placed front closet outlets to hide a router and modem add to the thoughtful design. This impeccably maintained co-op offers the convenience of in-hall trash and recycling, plus larger disposal areas and even a communal shredder in the basement. Additional amenities include: - 24-hr doorman service - Outstanding superintendent and staff - Beautiful, renovated lobby - Strong building financials and impeccable board - Annual holiday party—a beloved building tradition - Through-wall AC installation approved for unit - Pristine, large laundry room - Bike room storage ($120/year) - Private storage units ($80/month) - Unlimited subletting with board approval after 2 years of primary residence Nestled in the heart of Greenwich Village’s Gold Coast, this exceptional home places you moments from every major subway line, yet feels worlds away from the city's bustle. Tucked just between Union Square, Washington Square Park, not to mention Whole Foods, Wegman’s and Trader Joe’s, the city is at your fingertips. Zoned for PS41 Greenwich Village School. A rare blend of privacy, peace, light, and location—truly, a Village gem.

Greenwich Village | Manhattan

Quick Profile

Birthplace of beatniks, Greenwich Village has always been a neighborhood bursting with creativity, home to artists, poets, musicians and writers. There is a lot of foot traffic in the neighborhood, as it gives convenient access to many other neighborhoods. There are a lot of popular eateries on MacDougal Street and bars on Bleecker Street. The neighborhood has a bit of a college-town feel, due to the presence of NYU. There aren’t large chain stores here, so it isn’t really a mecca for shopaholics, but you can find interesting vintage stores and specialty boutiques.

Available housing is centered on pre-war walk-ups. You can find good deals on the quieter, tree-lined side streets, as opposed to the bustling avenues. There are pockets of brownstones and townhouses, some dating back to the early 19th century, throughout the neighborhood, as well. You will find more luxurious housing in the newer high-rise buildings on Park and Fifth Avenues.

Washington Square Park is the heart of the neighborhood. If you sit near the Arch and close your eyes, you might catch an echo of the music and social history of the Park, floating through the air. Greats like Joan Baez, Bob Dylan, and Paul Simon started their storied careers right here in Greenwich Village. Today, the Village is a celebration of diversity, where everyone is welcome.
