Property Description for 4 Alice Court

Own a Piece of Brooklyn’s Hidden History at 4 Alice Court Tucked away on one of
Bedford-Stuyvesant’s most enchanting and historic cul-de-sacs, 4 Alice Court offers the rare chance to
own a Queen Anne–style gem built in 1899—a perfect blend of architectural beauty, smart
functionality, and income-generating potential. This two-family brick townhouse is part of the
landmarked Alice and Agate Courts Historic District, a storybook row of 19th-century homes
developed by industrialist Florian Grosjean and named after his daughter, Alice, and his signature
enamelware, Agate-ware. Today, this private, tree-lined court remains one of Brooklyn’s best-kept
secrets—offering, charm, and a strong sense of community. Inside, the owner’s triplex stuns
with soaring ceilings, restored hardwood floors, custom millwork, and a chef’s kitchen featuring marble
counters, a 36" gas range, and premium appliances. Oversized windows flood the home with natural
light, while a private deck and garden offer a peaceful retreat. The garden-level duplex below is fully
modernized and ideal as a high-income rental or guest suite—complete with central HVAC, in-unit
laundry, and its own private yard access. All of this is set in a neighborhood rich with culture and
convenience—just moments from the A/C/3 trains, top-rated local eateries, parks, and vibrant arts
spaces. With a Walk Score of 90 and Transit Score of 100, this location is unmatched. 4 Alice Court
isn’t just a property—it’s a piece of Brooklyn’s living history. Own it. Live it. Pass it on.

Bedford Stuyvesant | Brooklyn

Quick Profile

Known for its historic brownstones and tight-knit enclave, Bed-Stuy has increasingly left behind its early reputation for being a “bedroom community” and transcended into a highly desirable neighborhood.

Distinct for its aesthetic, it is populated with ornate buildings characterized by cornices, friezes, finials, fluting and other marks of classic architecture. Built up during the period from 1870 to 1900, its historic district runs to the north of Jefferson Avenue, to the east of Malcolm X Boulevard and to the west of Tompkins Avenue.

At one point known as “Brooklyn’s Little Harlem,” the shape of the area has shifted toward attracting a wider demographic of people thanks to the influx of bars, restaurants, antique furniture stores and vintage boutiques. More police enforcement paired with the decline of the crack epidemic at the beginning of the 2000s also opened the door for increased development, as well as the occupation of formerly abandoned buildings and spaces.
