Property Description for 115 West Broadway, 4-FLR

Tribeca Loft Masterpiece by Roman and Williams

Occupying an entire floor of a discreet, boutique Tribeca condo-op, Residence 4 at 115 West Broadway is a breathtaking 5,000-square-foot loft offering extraordinary scale, soaring 11.5-foot ceilings, and an unparalleled level of craftsmanship. Designed by acclaimed design studio Roman and Williams, the residence underwent a meticulous multi-year gut renovation that transformed it into one of the most exceptional lofts in all of downtown Manhattan.

The home offers four bedrooms plus a home office and three full and two half baths, all with thoughtful flow and generous proportions. Original cast-iron columns and massive timber beams anchor the authentic loft character, while an advanced Savant smart home system and a highly curated L'Observatoire lighting plan elevate the living experience with modern luxury.

Every surface has been finished with museum-level detail and refinement. Venetian plaster walls enrich the living, dining, and primary spaces, while reclaimed seven-inch-wide oak floors run throughout. Custom walnut millwork, including cabinetry, paneling, doors, and louvered details, adds warmth and architectural presence. California Closets are integrated across the residence for seamless storage.

The kitchen is a true centerpiece, featuring a custom Athanor range, Calacatta Macchia Vecchia marble island and backsplash, and an Absolute Black granite carved sink. A live-edge walnut slab introduces organic texture, while pendant lighting by Roman and Williams provides sculptural drama.

The baths showcase an array of rare stones, from Mint Quartzite in the primary to Calacatta Caldia honed marble and Alba Chiara polished stone, all paired with exclusively Waterworks fixtures, a custom Pyrolave sink, and Nanz hardware. The primary suite is further distinguished by a Mr. Steam shower and custom metal doors crafted for elegance and privacy.

115 West Broadway is a classic Tribeca loft condo-op, offering privacy with just a handful of residences. A rare advantage of the building is that the condo-op owns the ground-floor retail space, of which 25% is owned by this shareholder, providing added intrinsic value while concurrently helping to subsidize carrying costs and resulting in remarkably low monthly maintenance of just $5,510 (real estate taxes $4,123/month, $1,387 common charges) for a loft of this scale.

This residence represents the absolute best of Tribeca loft living-an extraordinary blend of historic authenticity, rare scale, and museum-quality design.

Quick Profile

TriBeCa, named after the small geographic triangle below Canal Street. It’s not really a triangle, it's a quadrilateral and it's bounded by West Street, Broadway, and Chambers Street. It’s a little too late for a name change and besides, QuaBeCa doesn't sound half as cool as Tribeca.

One of New York City’s more notable acronymed neighborhoods, TriBeCa is known for its trendy boutiques, fabolous restaurants, historical landmarks, and resident celebrity lofts. It still holds the title of one of the coolest places to live in New York City.

TriBeCa is one of the first residential neighborhoods of New York City. Way back in 1700’s wealthy New Yorkers built homes and maintained gardens in what is now TriBeca.

Later in history it shifted from residential to warehouses, commerce and markets. After the Civil War, shipping hubs moved from the East River to the Hudson River and revitalized areas like the South Street Seaport and TriBeca. When shipping and commerce increased, the area soon became a favorite spot for wholesalers to store their goods in large industrial warehouses.

Just like its neighbor SoHo, TriBeCa boasts one of the world’s largest collections of wrought-iron facades and Neo-Grecian architecture.
