Property Description for 415 East 52nd Street, 3-EC

Tucked away on a peaceful cul-de-sac, Apartment 3EC offers the rare combination of generous space, graceful proportions, and southern light in one of the neighborhood's most admired cooperatives.

A welcoming foyer leads to the living room with custom bookcases and decorative moldings that add quiet architectural interest. The adjacent windowed dining area enjoys a double exposure overlooking Sutton House's beautifully landscaped courtyard gardens. This versatile space can serve equally well as a dining area, home office, or additional bedroom.

The kitchen, designed for efficiency and ample storage, may easily be reimagined to open toward the living room should one wish for a more contemporary flow. The king-size bedroom spans more than seventeen feet, allowing plenty of space for a reading nook or workspace. Four custom-fitted closets-including a six-by-five-foot walk-in-provide exceptional storage.

Amenities include a 24-hour door attendant/concierge, a fitness center, children's playroom, bike storage, additional basement storage, and an exceptional laundry facility. A garage, offering a special rate for shareholders, is accessible directly from the building.

Sutton House is moments from the East River Promenade, Peter Detmold Park and dog run, Trader Joe's, Whole Foods and an array of local restaurants and specialty shops. Pied-à-terre ownership and pets are welcome. Financing up to 75% permitted. There is a 2% flip tax.

Beekman Place | Manhattan

Quick Profile

Beekman Place is less of a neighborhood than it is a quiet two-block enclave just north of the United Nations on the far eastern edge of Turtle Bay. There is only one street that runs through the neighborhood, also called Beekman Place, that wraps itself around 49th Street and 51st Street.

This bucolic little stretch of the east side has always been a cherished spot for those fortunate enough to have found refuge here. The noise and the street traffic from the city surrounds is virtually non-existent as there are no through streets in this neighborhood.

The neighborhood composition largely consists of a few clusters of townhouses and prewar co-ops. The exception to the rule is the charming art-deco-styled Beekman Place Hotel at the corner of First Avenue and 49th Street and the two post-war towers, 860 and 870 UN Plaza that front the grounds of the United Nations.
