Property Description for 7807 Ridge Blvd, GARDEN

Redefining modern living in Bay Ridge: This show-stopping garden duplex, a 2,100SF testament to inspired design, showcases one of Workstead's earliest bespoke projects. Completely reimagined in 2014, this residence presents a distinctive blend of modern comfort and industrial-chic character. The proposed three-bedroom layout utilizes the space in the living room (on the floor plan) for the third bedroom - please refer to the existing and proposed floor plans.

This space offers a unique aesthetic, with the allure of a Brooklyn loft: exposed limewash brick, decorative fireplaces, high ceilings, custom millwork, and polished concrete floors. A 9" tall glass garage door creates a seamless transition to an expansive landscaped garden oasis with an outdoor kitchen - an HGTV setting for year-round indoor-outdoor living. Back inside, a chef-caliber open kitchen features a GE Monogram refrigerator and gas range, Thermador hood vent, wine cooler, nickel countertops, and stainless-steel farm sink, while the primary suite offers a spa-like retreat with double vanity bath, deep soaking tub and steam shower. Smart home capabilities and central air cooling and heating complete the experience.

Sunlight graces the home throughout the day, with Southern, Eastern, and Western (triple) exposures illuminating each space, especially during sunrise and sunset. Easily convertible to a three bedroom by utilizing front living room on the floor plan. Private driveway parking for up to 3 cars is available for an additional monthly fee.

$20 application fee per applicant.

Bay Ridge | Brooklyn

Lush front yards and trimmed hedges are pretty common in Bay Ridge.

Quick Profile

Bay Ridge is an old-world neighborhood neatly tucked into the southwest corner of Brooklyn within the shadows of the Verrazano Bridge. The neighborhood is encircled by the Belt Parkway along the shore line and the Gowanus Expressway inland.

Bay Ridge, long known for its generational pull, has historically been home to a diverse number of ethnic groups. While the area is flush with people of Irish, Italian and Greek descent, these ethnic communities have been joined by larger numbers of new groups, including people with Russian, Polish, Asian and Middle Eastern backgrounds. The Arab American community today in Bay Ridge represents the largest concentration of Arab Americans in New York City.

For many years, Bay Ridge and its waterside location, would attract the affluent. But most of the mansions that once lined Shore Road are long gone and have been replaced by six-story apartment buildings.

Aside from the low-rise apartment buildings, the neighborhood pretty much consists of one and two-family homes. Lush front yards and trimmed hedges are pretty common here.

Current zoning and limitations on building heights restrict any out of the norm development. At present, the future beholds small development on some of the commercial strips and teardowns of older homes for smaller residential projects.
