Property Description for 602 Bergen Street

602 Bergen Street is a prime Prospect Heights two-family townhouse-an expansive triplex over a duplex that presents a rare opportunity. Live in a 2 or 3 bedroom home while collecting above-average rental income. Both apartments are spacious and bright, with generous outdoor space and warm architectural details throughout.

The upper triplex lives like a house in the sky. Its top-floor living area is open, airy, and wide, featuring exposed brick, hardwood floors, and a striking floating stair with a glass handrail. A full wall of windows floods the space with south-facing light, while sliding glass doors on the opposite side open to a decked outdoor terrace designed for grilling, dining, and easy entertaining. The open kitchen includes a granite-topped breakfast bar island and custom dining table, pendant lighting, ample counter space, and a full stainless-steel appliance suite, including a French-door refrigerator. Built in shelving stretches from the living room wall all the way up to the mezzanine floor above.

One level below, the oversized primary bedroom is framed by two large windows and tranquil treetop views. The second bedroom is equally spacious with generous closet space. A lofted 3rd bedroom/office area crowns the triplex, offering a flexible perch for sleeping, working, or reading. The bathrooms are thoughtfully finished, including a spa-like bath with a clawfoot tub and double marble vanity. Central heating and cooling and a full-size washer and dryer complete this upper-home package.

The garden duplex features its own open-concept living and dining area with hardwood floors, exposed brick, and a stainless-steel appliance suite. The kitchen stands out with custom cabinetry, a built-in storage and seating bench, and heirloom checkerboard historic stained glass that lends the space a sense of character and warmth. An oversized rear bedroom opens through sliding patio doors directly to the lush, landscaped garden, where mature plantings and a fully grown tree create a private, leafy backdrop. Just above, a hardwood deck off the parlor floor provides another outdoor zone for entertaining, grilling, or dining under the stars. Basement storage adds everyday practicality.

Set on a tree-lined block in prime Prospect Heights, 602 Bergen puts you moments from neighborhood favorites and everyday conveniences: Sofreh, Wayward Fare, Alta Calidad, Chuko, Ample Hills Creamery, Radio Bakery, and Chelsea Piers Sport Complex are all just minutes away. Not to mention the plethora of restaurants, cafés, and boutiques along Vanderbilt and Washington Avenues. Find yourself enjoying weekend strolls through the playground and dog park at Pacific Park or heading over to Grand Army Plaza-with its iconic arch and beloved farmer's market. Major cultural institutions (Brooklyn Museum, The Brooklyn Library, etc) and Brooklyn's crown jewel- Prospect Park- are all within easy reach.

With multiple outdoor spaces, central heating and cooling, a flexible two-family layout, and a coveted Prospect Heights location, 602 Bergen Street offers an inviting opportunity to live stylishly while generating income.

Prospect Heights | Brooklyn

Quick Profile

Prospect Heights is a small residential neighborhood surrounded by big attractions. It’s rich in culture and offers the perfect blend of old Brooklyn charm and modern-day hipness.

Residents of this tight-knit community include young professionals, families and long-time residents. It’s a walkers paradise - just steps from Prospect Park and a short walking distance to neighborhoods like Downtown Brooklyn, Fort Green and Clinton. You’re close to culture too. Brooklyn Museum, Brooklyn Library, Brooklyn Botanical Garden, Brooklyn Academy of Music and the Barclays Center are all nearby.

Prospect Heights is bordered by Flatbush Avenue to the west, Washington Avenue to the east, Atlantic Avenue and Dean Street to the north and Eastern Parkway to the south.

Prospect Heights, like many areas of New York City, was first inhabited by indigenous tribes and eventually settled by the Dutch and turned into farmland.

A significant part of the Revolutionary War was fought in Prospect Heights and the surrounding areas. Known as the Battle of Brooklyn, it was the first military engagement following the Declaration of Independence. Things didn’t go so well for American forces so they retreated and the British occupied Manhattan for several years after the Battle of Brooklyn.

In 1867, the opening of Prospect Park caused major housing growth in Prospect Heights. The middle-class neighborhood was soon populated by Jewish, Italian, and Irish workers. Many of which were shop-owners or employed as laborers in nearby factories.

Housing in Prospect Heights includes single-family row houses, historic townhouses, co-ops, and new luxury condos. The median listed price for a 1-bedroom in Prospect Heights is $680,000 with an average price per square foot is $944.

The neighborhood's commercial artery runs along Vanderbilt Avenue and Washington Avenue. The variety of businesses adds to the charm of the neighborhood. They include bars, pubs, restaurants and mom-and-pop stores of all types. The shops and eateries are a perfect alternative to the big-name attractions that bracket the neighborhood. It's a little bit of everything in this neighborhood.

Subways are plentiful in Prospect Heights. Its proximity to Manhattan is another perk of the neighborhood. It's about a half-hour train ride. The B, D, N, Q, R, 2, 3, 4 and 5 subway lines all serve the Atlantic Avenue/Barclays Center station. 2, 3, 4, B and Q trains cover the neighborhood and the A and C trains are nearby too.
