Property Description for 345 Warren Street, 1

345 Warren Street is the newest condo offering in Boerum Hill, on the border of Cobble Hill, offering four residences in a picturesque townhouse close to every great amenity on Smith and Court Streets. Featuring designer finishes, low taxes and common charges, and outdoor space with every unit, these new condos are a rare offering and sure to charm buyers looking to make this coveted neighborhood their new home. Choose your favorite unit. We have a garden duplex that lives like a townhouse with 1652 SF inside, 2-beds, 2.5-baths, and a large private garden; a 2nd floor 2-bed, 2 bath with a private deck and stairs that take you to your own private garden area. The third and fourth floors are light-filled 2-bed, 2-bath homes, worth the walkup, each with their own half of the roofdeck for private outdoor enjoyment.

Unit 1 is a 2 bed, 2 bath full floor unit with a split bedroom layout, kitchen and dining off the back facing the garden, and a large kitchen that includes a spacious dining and prep island. The lower level can be used as a recreation area, play room, or a home office with a 1/2 bath nearby. The access to the garden allows tranquility to sip your coffee easily in the morning, host larger parties or cultivate your green thumb. The primary suite also includes a spacious dressing room/closet.

Regardless of which floor best suits your needs, all of the spaces have been outfitted with a suite of luxury finishes and amenities that include central AC, chef's kitchens, oversized bathrooms with natural stone, great closets, LG washers and dryers, hardwood floors, and all new double-pane windows. The first and second floor units are oriented to the private gardens with spacious kitchens and living spaces that flow perfectly to the private yards. The upper two units have been flipped, and enjoy street-facing park and treetop views facing south from the extra-wide living and dining spaces. The inspired kitchens include custom warm gray cabinetry; brass hardware; honed Carrara marble countertops, backsplash and island; and unique mirrored backsplashes that bring in dappled light all day long. Enjoy an oversized stainless steel Bertazzoni fridge, range and dishwasher, beautifully complementing the stylish aesthetic seen throughout.

Spa-like primary bathrooms all feature double sinks, spacious vanities, RBW custom lighting, glass-enclosed showers, brass hardware, Carrara slab floors, and mosaic walls. Secondary baths offer a timeless classic combination of marble floors with creamy penny-tiled walls, forest green vanities, cross-handled brass fixtures, and deep soaking tub/shower perfect for kids and guests alike. Quality fixtures and finishes also include designer brass hardware throughout, solid-core doors, and a custom-stained wood floor.

Head out the front door and find yourself on Smith and Court Streets, or Atlantic Avenue, just a stone's throw away. Enjoy a whirlwind of restaurants, coffee shops, cocktail lounges, greenspaces, boutiques, artisanal groceries, Trader Joes, Sahadi's, Barnes and Noble, and schools in every direction. You will never need to go to Manhattan again! But if you do, the F train is on the corner of the block, and every other station is a quick jaunt away at Borough Hall. Brooklyn Bridge Park, Prospect Park, Cobble Hill Park and Carroll Park can be everyday visits! Enjoy low monthly common charges and taxes, and focus on the best amenities that brownstone Brooklyn has to offer.

Boerum Hill | Brooklyn

Quick Profile

Boerum Hill is a tiny, quiet, primarily residential neighborhood in Brooklyn. There are broad tree-lined streets that are filled with elegant three and four-story brownstones and townhouses, mostly built between 1840 and 1870. There is a definite family vibe to the neighborhood, but young professionals are moving in, and with them are coming trendy bars to cater to their desire for some measure of nightlife, without having to linger in Manhattan. These new bars and restaurants are being sandwiched in amongst existing shops on both Atlantic Avenue and Smith Street, which are the main commercial areas in Boerum Hill.

Boerum Hill offers a convenient location that is still able to maintain its small-neighborhood feel. Shopkeepers value their customers and remember their regulars. It continues to do what it was designed to do, namely provide small-town living in the very shadow of the big city. Boerum Hill is an easy commute to other parts of the city, making it easy to come home every day to the peace and tranquility of Boerum Hill while commuting to a job anywhere in the city.

The neighborhood is quite walkable and you can take the time to catch up with your neighbors while visiting on their stoops. Shopping on Atlantic Avenue is stress-free with no high pressure. You can meet with friends at any of the many coffee shops and while away pleasant hours in conversation. The dining scene on Smith Street is similarly laid-back. Don’t expect that there will be quite as much to see or do as there is in Manhattan, but there are a decent number of interesting bars and restaurants providing a measure of nightlife. The trade-off is worth it, as Boerum Hill provides a quiet, peaceful place to live and raise a family.
