Property Description for 368 Third Ave, 11-A

At the nexus of Kips Bay, Gramercy and Flatiron/Nomad, Residence 11A at VU New York offers a rare blend of light, privacy, and thoughtful design within a full-service condominium. Occupying half a floor, the home feels remarkably serene and quiet—shielded from both street noise and the usual bustle of building life below. A gracious entry leads into a sun-filled living and dining area where high ceilings and oversized floor-to-ceiling windows create an open, airy atmosphere throughout the day. Beautiful golden morning light fills the space, while remote-controlled motorized blinds installed throughout the apartment allow for effortless control of light and privacy. A well-appointed powder room is conveniently located just off the living area, ideal for guests and everyday use. The kitchen is both refined and highly functional, centered around a striking 12-foot white Calacatta marble peninsula that provides generous seating and prep space. Natural materials, clean modern finishes, and Miele appliances come together to create a kitchen equally suited for daily living and entertaining. The home features three well-proportioned bedrooms, each with its own en-suite bath, wonderful city views, and abundant natural sunlight. The primary bathroom is designed to feel calm and restorative, finished in soft white marble with carefully detailed stonework and elegant mosaic accents underfoot. Throughout all of the bathrooms, polished chrome fixtures from Paris Forino’s Grace Collection for Waterworks, created exclusively for VU New York, add a refined and cohesive design touch. Closet shelving has been thoughtfully installed throughout, and a washer and dryer are conveniently located within the apartment. The home features central air conditioning with individual temperature controls in each bedroom and the living area. Interiors at VU New York were designed by renowned interior designer Paris Forino, whose work emphasizes light, proportion, and livability through a sophisticated palette of natural materials and soothing tones. The building itself was designed by SLCE Architects, with a striking facade that blends oyster white tones with warm bronze detailing. Oversized windows and soaring ceiling heights were intentionally incorporated to maximize natural light and frame the city beyond. VU New York offers a thoughtfully curated suite of amenities designed for everyday living, including a pristine fitness center with an adjacent yoga studio, a resident lounge for gatherings and downtime, multiple bike rooms, a pet washing station, modern digital intercom and viewing systems, and fast, efficient elevators. The attended lobby reflects the same careful attention to detail found throughout the building. High above, the rooftop terrace offers sweeping, unobstructed views of the Manhattan skyline, including the Chrysler Building, Empire State Building, and One World Trade Center, with expansive vistas toward Brooklyn and New Jersey. The surrounding neighborhood provides exceptional convenience, with Madison Square Park, Eataly, and an array of celebrated restaurants including Eleven Madison Park, Hawksmoor, Upland, and Coqodaq all nearby. Multiple grocery options, including Whole Foods, Trader Joe’s, and Fairway, are within easy reach, and proximity to the 6 train makes commuting straightforward and efficient. A refined, light-filled home that prioritizes privacy, comfort, and thoughtful design, Residence 11A offers a quietly luxurious living experience in one of Manhattan’s most convenient and dynamic settings.

Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
