Property Description for 11 Hancock Place, 304

Full Lux 2BR2BA Condo With Outdoor Oasis

Residence 304 at Eleven Hancock is a rare indoor-outdoor sanctuary, offering nearly 1,300 square feet of beautifully designed living space paired with an extraordinary 633-square-foot private terrace-one of the most impressive outdoor spaces available in Harlem. With direct access from both the living room and primary suite, the terrace seamlessly extends the home's living and entertaining areas, creating an effortless flow between indoors and out.

This sun-drenched two-bedroom, two-bath residence features southern and southwestern exposures, excellent ceiling height, wide-plank European white oak flooring and oversized windows, allowing natural light to pour into every room throughout the day. The spacious living and dining area is perfectly proportioned for entertaining, with an intuitive layout that feels both expansive and inviting.

At the heart of the home is a stunning open kitchen, anchored by a dramatic Calacatta Quartz waterfall island that sets the stage for gatherings large and small. Italian-crafted Cesar cabinetry, a fully integrated Miele appliance suite, and quartz countertops and backsplash reflect a thoughtful balance of elegance, performance, and timeless design.

The primary suite is a true retreat, featuring two walk-in closets-both outfitted with custom California Closets-and a spa-like en-suite bath with a rain shower, large-format Calacatta tile, herringbone stone floors, and matte black Kohler fixtures. A generously sized second bedroom and full bath provide flexibility for guests, a home office, or additional living space.

Exceptional storage is thoughtfully integrated throughout the home, including a welcoming foyer with closet space, in-unit washer and dryer, and additional custom built-ins in the linen closet across from the laundry area. A storage cage is also available for purchase, offering added flexibility and convenience.

Designed by Isaac & Stern Architects, Eleven Hancock offers over 6,000 square feet of luxury amenities, including a rooftop with BBQs, a resident lounge opening onto a 3,500-square-foot landscaped terrace, fitness center, playroom, pet spa, bike storage, and a 24/7 attended lobby accessed via a private garden entry.

Perfectly positioned near Morningside Park, Columbia University, the Apollo Theater, and the Factory District, with the A/C/B/D trains moments away at 125th Street, Residence 304 delivers a rare combination of space, light, luxury, and lifestyle-a true indoor-outdoor home designed for modern New York living.

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
