Property Description for 40 Bleecker Street, 4-A

Designer-Crafted NoHo Sanctuary

Residence 4A at 40 Bleecker is a sophisticated 2-bedroom, 2.5-bath home spanning over 1,500 square feet, with north and south exposures that bring light throughout the day, paired with classic craftsmanship and a modern, refined aesthetic.

Oversized windows along Bleecker Street fill the open living and dining area with natural light, while 10-foot coved ceilings and chevron-patterned oak floors enhance the home's sense of space and warmth. The Ryan Korban-designed kitchen features a sculptural waterfall island in honed statuary marble, Italian cerused oak cabinetry, fluted bronze-hued glass, and top-of-the-line Miele appliances-all centered beneath a dramatic, book-matched marble hood.

Both bedrooms face south overlooking the building's lush, private courtyard, providing a peaceful escape from the city. The primary suite boasts a custom walk-in closet and a luxurious en suite bath clad in Grigio Dove stone and Calacatta moonlight statuary marble, complete with a double vanity and polished chrome fixtures. The secondary bedroom includes its own elegantly appointed en suite bath. A powder room and thoughtful designer details complete the home.

40 Bleecker is a boutique, 61-residence condominium that brings a refined modern sensibility to one of Manhattan's most iconic neighborhoods. Designed by architect Ed Rawlings, with interiors by Ryan Korban and landscaping by AD100 designer Edmund Hollander, the building masterfully blends contemporary with classic downtown character.

Located in the heart of NoHo, residents are surrounded by world-class dining, galleries, and boutiques - just moments from SoHo, the Bowery, and Lafayette Street. Building amenities include a 58-foot indoor pool, state-of-the-art fitness center, yoga studio, private garden, and 24-hour concierge, offering an elevated lifestyle in a vibrant cultural hub.

The purchaser is required to pay a reserve fund contribution and a working capital contribution, totaling two months of common charges.

Noho | Manhattan

Quick Profile

NoHo, an acronym for North of Houston, is a trendy neighborhood with expansive lofts, chic shops, and hip eateries. It was once part of Greenwich Village, but as New York City changes and coolness always redefines itself, the neighborhood, which is more like a small nook, has morphed into a happening secession of its own.

Like many New York City neighborhoods, the boundaries are subjective and the exact location always depends on who you ask. Generally, NoHo is understood to be bounded by East Eighth Street to the north, East Houston Street to the south, Bowery Street to the east (which becomes Cooper Square north of East Fourth Street), and Broadway to the west.

It’s hard to believe that NoHo was once a sketchy no-man’s land with more than its share of dilapidated structures. These gentrified days, it’s a healthy mix of older buildings, renovated warehouses and newer construction by iconic architects. For such a small area, NoHo has three historic districts that cover much of the neighborhood.

Broadway, Bowery, and Lafayette is the business district of the neighborhood. You’ll find it all in this neck of the woods. From trendy one of a kind retailers to popular brand stores. It rivals its SoHo neighbor in places to shop.

Architecture buffs get your walking shoes on. There are many historical and modern buildings throughout the neighborhood. Colonnade Row, the Cable Building, and the Schermerhorn Building are just a few of the many notable buildings you’ll find.
