12 Lawton Street, Unit 1A is a 1,281-square-foot, two-bedroom, one-and-a-half-bath duplex home offering thoughtful design, exceptional storage, and a truly expansive private yard.

The main floor features wide-plank hardwood flooring throughout and a well-proportioned living space with box-trim detailing in the living room, lending architectural weight and sophistication to the modern design. Across from the kitchen is a large, built-in closet set within an area perfectly suited for a dedicated dining setup-both practical and thoughtfully integrated into the home.

The kitchen is sleek and highly considered, designed with a peninsula with waterfall edge, Liebherr refrigerator, Fisher & Paykel range, Bosch dishwasher, and open shelving for cookbooks and display. A ceiling panel detail above the kitchen subtly defines the space while preserving an open flow. An LG in-unit washer/dryer is also located on this level.
The primary bedroom is a true design statement, anchored by a custom wall with classic box trim and a gold-edged chair rail, paired with white oak ribbed paneling below. A large tiered chandelier casts warm, moody light throughout the room, while a generous walk-in closet adds ease, organization, and everyday comfort.

The secondary bedroom carries its own refined character, with a striped modern wallpapered accent wall framed by classic box trim, complemented by a modern brass light fixture that provides soft ambient lighting. Storage is abundant, with a closet running nearly the full length of the wall.

The lower level offers a true second living zone, ideal as a recreation room, media room, home office, gym, or playroom, complete with a half bath and an exceptional amount of additional storage. The duplex layout creates a clear sense of separation, allowing each level of the home to serve a distinct purpose.

The home's most compelling feature is its 529-square-foot private yard, an expansive outdoor space that truly extends the living experience for three seasons of the year. Ideal for alfresco dining, entertaining, or quiet mornings, the yard also offers ample room for growing organic herbs and vegetables, creating an indoor-outdoor lifestyle that feels both intentional and rare.

Set on a quiet Bushwick block near the L, J, and M subway lines, the home is surrounded by the neighborhood's dining, retail, and nightlife, with convenient access throughout Brooklyn and into Manhattan.

Bushwick | Brooklyn

Quick Profile

As one of the most diverse neighborhoods in New York, Bushwick offers a perfect snapshot of just how multicultural the city is. Long-established as an amalgam of cultures and ethnicities, a wave of varying types of immigrants trickled in from the seventeenth to twentieth centuries, with Bushwick largely becoming a home to Hispanics of Puerto Rican and Dominican backgrounds by the latter part of the twentieth century.

With the Bushwick Initiative of the mid-00s that aided in revitalization, it became an attractive area to young professionals and artists. And even now, Bushwick has sustained affordable rent prices where other North Brooklyn counterparts, like Williamsburg and Greenpoint, have become more expensive. Priding itself on the weird and the wacky, numerous art collectives thrive in this part of Brooklyn, once famously named the seventh coolest neighborhood in the world by Vogue.

Though it has drawn in many tourists in recent years (there’s even a graffiti tour you can take from the Bushwick Collective), the neighborhood remains very much community-oriented, and has not been subject to quite the same sort of corporate infiltration phenomenon of its nearby Williamsburg environs.

But yes, of course, Bushwick has come a very long way from its 80s and 90s reputation as being “The Well,” a nickname given to it for its free-flowing and widely available amount of drugs (quantity over quality being the cliche applied here).
