Property Description for 272 Putnam Ave, B

Located at the crossroads of Clinton Hill and Bed Stuy, 272 Putnam Avenue, Apt. B is an expansive three-bedroom, two-and-a-half-bath duplex condominium that spans the entire top two floors—plus the full private roof—of a beautifully gut-renovated brownstone. Shared with just one other owner, this upper duplex offers a rare blend of privacy, space, and modern Brooklyn living. Gut renovated in 2018, the home thoughtfully preserves original character, including restored shutters and window casings, original spindles and banister, a decorative fireplace, and exposed brick accents throughout. These historic details are paired with modern comforts, including mini-split heating and cooling, a vented washer/dryer, custom-built-in storage and closets, new kitchen cabinetry and appliances, and recently renovated hardwood floors. The oversized kitchen is designed for both everyday living and entertaining, featuring stainless steel appliances. A massive center island anchors the space, separating the living and dining areas while providing generous prep and gathering space. The dining area easily accommodates a table for six or more. This level also includes a discreet powder room and a warm, inviting living area with floor-to-ceiling custom bookshelves, exposed brick, and large south-facing windows that fill the space with natural light. Upstairs, the serene primary suite sits at the rear of the home and features a spacious walk-in closet and a spa-like bathroom with modern square tile and a glass-enclosed shower. The two closets (one being a walk-in!) give plenty of storage. Two additional well-proportioned bedrooms, a full bath, and a vented washer/dryer complete this floor. Up one more flight, spanning over 600 square feet, the private roof deck is your own urban retreat—perfect for dining, lounging, gardening, or entertaining, all while enjoying open views of downtown Brooklyn. Recently updated pavers and chimney flashing add peace of mind and long-term durability. This self-managed two-unit brownstone offers extremely low taxes and common charges. Set in a vibrant pocket of Bedford-Stuyvesant near parks, green spaces, and beloved local spots like Saraghina, Peaches Hothouse, L’Antagoniste, Milk & Pull, Warude, Peace & Riot, Brooklyn Blooms, Burly Coffee, Ursula, and Dynaco. Convenient to the A, C, and G trains, LIRR, and Citi Bike just outside your door.

Bedford Stuyvesant | Brooklyn

Quick Profile

Known for its historic brownstones and tight-knit enclave, Bed-Stuy has increasingly left behind its early reputation for being a “bedroom community” and transcended into a highly desirable neighborhood.

Distinct for its aesthetic, it is populated with ornate buildings characterized by cornices, friezes, finials, fluting and other marks of classic architecture. Built up during the period from 1870 to 1900, its historic district runs to the north of Jefferson Avenue, to the east of Malcolm X Boulevard and to the west of Tompkins Avenue.

At one point known as “Brooklyn’s Little Harlem,” the shape of the area has shifted toward attracting a wider demographic of people thanks to the influx of bars, restaurants, antique furniture stores and vintage boutiques. More police enforcement paired with the decline of the crack epidemic at the beginning of the 2000s also opened the door for increased development, as well as the occupation of formerly abandoned buildings and spaces.
