Property Description for 33 Park Row, 6-B

COMPELLING PARK-FRONT PRICING: The 6th floor is universally considered the perfect elevation for a home facing a park: This generously proportioned, almost brand new split two-bedroom, two-and-a-half-bathroom residence features soaring 11-foot ceilings and floor-to-ceiling windows that embrace sweeping, protected tree-top views over City Hall Park towards Tribeca and The Woolworth building, the ultimate perch that allows you to experience the park all day from almost every part of this truly magnificent home. Located in the first residential condominium in New York City designed by Pritzker Prize-winning architect Richard Rogers of Rogers Stirk Harbour + Partners - architect of One Hyde Park in London and One Monte Carlo in Monaco - 33 Park Row is a striking new addition to Manhattan’s skyline, a superb blend of steel, copper and glass: an instant classic. Enter via a private elevator entry vestibule: The foyer opens to the elegant entertaining room, revealing a contemporary interior that blends bold design with effortless livability. Large sliding doors with glass balustrades are unique to this apartment, allowing the outdoors in. The open kitchen with Miele appliances is a masterpiece of craftsmanship, featuring custom white oak cabinetry and sculptural tundra gray marble islands with waterfall edges that have been extended to the front with a customized Vitsoe shelving system creates a sculptural element. A Juliette balcony is perfect for an urban herb garden. The primary bedroom suite features another set of Juliette balconies overlooking the sublime Potter Building and City Hall Park. The closets are expertly fitted out with Vitsoe fixtures and fittings. In the en-suite primary bathroom, book-matched Montclair Danby marble and radiant heated floors create a modern European spa ambiance. The second bedroom suite is positioned at the opposite end of the apartment, facing the park with a balustraded sliding door. A powder room, hall closet, and washer/dryer closet are additional attributes. 33 Park Row sits at the crossroads of Tribeca, the South Street Seaport District, and the Financial District, a beneficiary of all three neighborhoods, now called TriDi, moments from the Oculus, 12 train lines, the revitalized Seaport, and Manhattan’s finest dining: Jean-Georges, David Chang, and Danny Meyer’s establishments among them. With just 30 residences, the building offers a rare boutique lifestyle with a substantial mix of amenities, including a 24/7 staffed lobby, a comprehensive gym overlooking the park, a screening room, and a residents' lounge with a kitchen, a crafts room, and a stunning roof deck with multiple seating areas and a BBQ. This is a singular opportunity to own a piece of architectural history at an extremely attractive price point. Working capital contribution equal to two month's common charges paid by the purchaser

Seaport District | Manhattan

Quick Profile

The Seaport District sits between the Financial District to the south and the Brooklyn Bridge to the north. The original Seaport designation was limited to the streets east of Water Street from Fletcher Street to Dover Street and incorporated the actual Seaport and the piers. But no more. Today, the neighborhood boundaries have expanded westward toward Park Row and include a surge of new developments in the area around Pace University and City Hall Park.

This is not your father’s Seaport. It is no longer a commercial hub and the seafood industry, which operated out of the port for nearly two hundred years, has been displaced. The older low-rise buildings that line these cobblestoned streets have been repositioned, the SouthBridge towers complex to the east of Water Street has gone free market, multiple commercial buildings have been converted to residential usage and new gleaming residential towers are rising on the site of the iconic J&R Music World which once lined the east side of Park Row.

Still, the Seaport is a small neighborhood, particularly quaint just north of Beekman Street. The streets are dominated by century-old warehouses and maritime buildings which gives the neighborhood its overt character. The Brooklyn Bridge, on its northern edge, looms in the backdrop.
