Property Description for 350 East 57th Street, 15-B

Mint, Gut-Renovated Prewar Classic 7 with Bespoke Designer Finishes Welcome to Residence 15B, a mint-condition, recently gut-renovated Prewar Classic 7 in the heart of Sutton Place, one of Manhattan’s most prestigious and tranquil enclaves. This exceptional home has been completely rebuilt from the studs, seamlessly blending timeless prewar architecture with a full modern infrastructure upgrade, resulting in a truly turnkey residence. As the elevator opens directly onto a newly designed semi-private landing, you are welcomed by a dramatic 20-foot marble gallery, newly laid in a striking harlequin pattern and framed by 9-foot ceilings—an elegant introduction to this spacious and light-filled home. The gallery flows effortlessly into the formal living room, dining room, and chef’s kitchen, creating an ideal layout for both entertaining and daily living. The living room exudes classic sophistication, anchored by a wood-burning fireplace with a custom marble mantel, oversized north-facing windows with built-in bench seating, and additional western exposures that bathe the space in natural light. A bespoke chandelier and ceiling medallion preserve the apartment’s authentic prewar character while complementing the modern renovation. The formal dining room features coffered ceilings and custom built-in cabinetry, opening directly into a brand-new, fully custom chef’s kitchen designed for today’s lifestyle. Outfitted with Downsview cabinetry, marble countertops, and a top-tier appliance suite—including a Sub-Zero refrigerator, La Cornue range and hood, Cove dishwasher, and Scotsman icemaker—the kitchen is both a showpiece and the true heart of the home. All three primary bedrooms are ensuite and newly refinished, offering exceptional privacy and comfort. The primary suite features a custom walk-in closet, electric shades, and a spa-quality bathroom with premium fixtures and a walk-in shower. The third bedroom, originally designed as the primary, offers generous proportions and easily functions as a bedroom, library, or den, and also features working fireplace. The staff room, complete with its own vented washer and dryer and a fourth full bathroom, could also function seamlessly as a home office. Behind the scenes, the renovation extended well beyond surface finishes, with all plumbing, electrical, HVAC, and mechanical systems fully replaced. The home is integrated with a Control4 smart home system managing lighting, audio, and climate throughout. This boutique Sutton Place cooperative offers full-time doorman service, a live-in resident manager, two landscaped rooftop terraces, a ground-floor garden, and private storage. The building is pet-friendly, permits pied-à-terres, and allows up to 50% financing. Located moments from the East River Esplanade, Midtown offices, and the city’s finest restaurants, shops, and schools, Residence 15B delivers the rare combination of new-construction peace of mind within a classic prewar setting, in one of Manhattan’s most coveted residential neighborhoods. 2% flip tax paid by buyer.

Sutton Place | Manhattan

Quick Profile

Sutton Place is usually described with favorable words like charming, cozy, great neighborhood, hidden gem, sanctuary, or even small village inside a big city. Those descriptions aren’t from real estate folks either, they’re from the people that live and work there, so it must be true.

The quiet and upscale neighborhood is more like an enclave. It’s bounded by East 53rd Street to the south, East 59th Street to the North, First Avenue to the west, and the East River to the east. Most residents will tell you that everything you’ll ever need is located in the neighborhood. When it’s time to venture out into the cityscape, Sutton Place is within easy reach to Midtown and cultural attractions like the Museum of Modern Art, Rockefeller Center, Central Park and other iconic sites.

Manhattan has always had notable celebrity residents. But for unknown reasons, Sutton Place has had more than its share of superstars over the years. Some of the more iconic celebs include: Marilyn Monroe and Arthur Miller, Freddie Mercury, Sigourney Weaver, Joan Crawford, Michael Jackson and sister Latoya (Just for one summer).

Sutton Place is named after Effingham B. Sutton, a shipping merchant and entrepreneur. After hitting it big in the California gold rush, Sutton built brownstones along East 57th and East 58th streets with aspirations of making the section more residential. Poverty and crime dashed his dreams. The street gangs that hung out along the dead-ends and cul-de-sacs added to the neighborhood’s decay. Sutton was about to give up on his development endeavors but the Vanderbilt’s and the Morgan’s showed up in the 1920s and transformed the neighborhood. It soon became a wealthy enclave.
