Property Description for 168 Hancock Street, 2

168 Hancock Street offers five exceptional residences within one of Bed-Stuy's most compelling architectural masterpieces. Each home has exposure on three sides, creating captivating rooms adorned with oversized bays and monumental windows along its length, the result of Marshall J. Morrill's neo-Grec and Second Empire vision, realized in 1881.

Residence 2, The Parlor, is an exceptional full-floor home spanning approximately 1,338 square feet: two bedrooms, two full en suite bathrooms, and a powder room. Your new living must be seen to be believed, boasting an 8-sided monumental bay forming the living and dining room, a one-of-a-kind space topped with high ceilings and seven monumental windows. The custom kitchen blends Scandinavian design the thoughtful touches like long counters, floor-to-ceiling cabinetry, and internal drawers, all in service of a home that feels both grand and effortlessly livable.

The primary suite is exceptional: over 25 feet in length, anchored by a stunning octagonal bay room. Yes, another octangle bay. The primary suite easily accommodates a king bed with room to spare. A dressing area leads to the en suite bath with double vanity, and an adjacent bonus space offers a large home office, or much more. The secondary bedroom accommodates a queen comfortably, with its own en suite bath, dedicated dressing area, and corner windows that make it work perfectly as a generously large sized bedroom with room for a home office. Finally, Residence 2 enjoys a gracious entry foyer with an oversized closet providing immediate ample storage, complemented by an in-unit washer and dryer.

Set along tree-lined Hancock Street, surrounded by landmark brownstones on one of Bed-Stuy's most established blocks. Neighborhood restaurants, cafés, and boutiques are moments away, with convenient access to the A and C trains.

The complete terms are in an offering plan available from the Sponsor (File No: CD25-0143).

Quick Profile

Known for its historic brownstones and tight-knit enclave, Bed-Stuy has increasingly left behind its early reputation for being a “bedroom community” and transcended into a highly desirable neighborhood.

Distinct for its aesthetic, it is populated with ornate buildings characterized by cornices, friezes, finials, fluting and other marks of classic architecture. Built up during the period from 1870 to 1900, its historic district runs to the north of Jefferson Avenue, to the east of Malcolm X Boulevard and to the west of Tompkins Avenue.

At one point known as “Brooklyn’s Little Harlem,” the shape of the area has shifted toward attracting a wider demographic of people thanks to the influx of bars, restaurants, antique furniture stores and vintage boutiques. More police enforcement paired with the decline of the crack epidemic at the beginning of the 2000s also opened the door for increased development, as well as the occupation of formerly abandoned buildings and spaces.
