NEW TO MARKET: Park-Front Luxury with a Massive Private Terrace -- 3BR 2BTH 421-a Abatement

INDOOR-OUTDOOR LIVING OVER THE PARK
Located at 99 Morningside Avenue (371 West 123rd Street) Apt 8B is a sun-drenched sanctuary offering a seamless connection to the outdoors. The heart of this residence is a massive, south and west-facing Great Room that opens directly onto a 183-square-foot private terrace. Perched over the park canopy, this expansive outdoor retreat offers sweeping views-the ultimate setting for al fresco dining or peaceful relaxation.

Spanning 1,660 square feet, this corner home is flooded with natural light through two full walls of oversized floor-to-ceiling windows. The open Chef's Kitchen is a masterclass in design-featuring custom Italian oak cabinetry, White Macaubas quartzite countertops, and a dramatic waterfall-edge island. Equipped with a premium integrated Bosch appliance suite.

The primary suite is a secluded king-sized retreat with a windowed en-suite bath clad in White Carrara marble, a walk-in closet, and spa-like finishes. Two additional generous bedrooms (one is currently configured as a home office) feature western park views and ample closet space, supported by a refined second bath with ash-gray porcelain and classic subway tile.

The second bedroom is outfitted with a king-size Murphy bed. This home also features bespoke graphite-finish oak floors, multi-zone central HVAC, and an in-unit Bosch washer/dryer. Select images have been virtually staged.

THE BUILDING: HIGH STYLE, LOW COSTS
99 Morningside is a premier boutique condominium offering an elite Harlem lifestyle. A 421-a Tax Abatement remains in place through 2034, providing the rare benefit of significantly low monthly carrying costs. Amenities include an attended lobby (part-time doorman + 24/7 virtual service), high-performance fitness center, bike storage, and a common sun deck.

Directly across from the rolling hills of Morningside Park and moments from the A/B/C/D express lines and Frederick Douglass Boulevard's "Restaurant Row," 99 Morningside Avenue represents park-side luxury.

Experience one of the best terraces on Morningside Park. Shown by appointment.

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
