Property Description for 23 West 12th Street

Introducing 23 West 12th Street, a 25'-wide, 7,000 square foot townhouse on one of Greenwich Village's most coveted blocks right off lower Fifth Avenue. Currently comprised of three well-maintained units - a triplex, an owner's studio, and a duplex - the house represents an unparalleled opportunity to create a magnificent single-family mansion in one of Manhattan's most desirable neighborhoods. Stretching five capacious floors, 23 West 12th Street is a canvas for even the grandest ambitions. There are high ceilings on every floor, up to 10.5', plus vaulted skylights on the top floor that create even more volume and abundant natural light. The home includes a lush 40-foot-deep garden, ample space for a full outdoor kitchen plus generous dining and relaxation areas. The fourth floor offers a large private terrace as a more intimate secondary outdoor space. An elevator shaft is already installed in the house, eliminating a major construction component for future buyers. There are six distinctive fireplaces throughout the house, a nod to the home's historic provenance. Finally, the basement currently offers a laundry room and huge storage capacity; it can easily be converted to a multi-functional level with a gym, wine storage, sauna, and more. The Triplex The garden level, second floor, and 1/3 of the third floor make up the 5-bedroom triplex. The heart of the triplex, the great room is a generous expanse divided by original columns. This allows natural separation between the open kitchen and the living and dining areas, all of which gaze into the garden through glass-paneled doors. The second level showcases the principal bedroom suite, spanning the full 25-foot width of the house. Gazing over the trees in the garden through three oversized french doors, the suite includes a fireplace in the bedroom, a large walk-in closet and a full bathroom with a second fireplace. Two south-facing bedrooms complete this level; they share another full bathroom. An interior staircase leads to two more south-facing bedrooms that share a full bathroom. The Studio Occupying the remaining 2/3 of third floor is an owner's studio. This renovated unit faces north, overlooking the garden. It includes a proper foyer with ample closet space, a living room with a built-in Murphy bed, a full bathroom, and a separate kitchen and dining room. The Duplex The top two floors comprise a spacious duplex unit with four bedrooms. The living room provides access to the private, north-facing terrace through a set of french doors. There is laundry in this unit as well. The south-facing bedroom spans the full 25-foot width of the house and includes both a fireplace and an en-suite bathroom. Up the interior staircase there are three more bedrooms. Two have skylights and en-suite bathrooms. The third bedroom, which can alternatively serve as an en-suite den or office to the adjacent bedroom, has a large closet and easily fits a queen-sized bed. Please refer to the alternate floor plan, designed by the architecture firm MADE, and the renderings as examples of a single-family plan. Consult your architect.

Greenwich Village | Manhattan

Quick Profile

Birthplace of beatniks, Greenwich Village has always been a neighborhood bursting with creativity, home to artists, poets, musicians and writers. There is a lot of foot traffic in the neighborhood, as it gives convenient access to many other neighborhoods. There are a lot of popular eateries on MacDougal Street and bars on Bleecker Street. The neighborhood has a bit of a college-town feel, due to the presence of NYU. There aren’t large chain stores here, so it isn’t really a mecca for shopaholics, but you can find interesting vintage stores and specialty boutiques.

Available housing is centered on pre-war walk-ups. You can find good deals on the quieter, tree-lined side streets, as opposed to the bustling avenues. There are pockets of brownstones and townhouses, some dating back to the early 19th century, throughout the neighborhood, as well. You will find more luxurious housing in the newer high-rise buildings on Park and Fifth Avenues.

Washington Square Park is the heart of the neighborhood. If you sit near the Arch and close your eyes, you might catch an echo of the music and social history of the Park, floating through the air. Greats like Joan Baez, Bob Dylan, and Paul Simon started their storied careers right here in Greenwich Village. Today, the Village is a celebration of diversity, where everyone is welcome.
