Property Description for 432 Park Ave, 78-FLR

Perched high above Manhattan, Residence 78AB at 432 Park Avenue offers a rare chance to own an entire floor within one of the world's most iconic residential towers. Encompassing 8,280 ft2, this offering includes the fully renovated B-line residence (7,045 ft2) and the adjacent unfinished A-line space (1,235 ft2). The A unit can be seamlessly combined or maintained as a separate guest apartment or resale opportunity with its own private elevator access and tax lot.

Soaring ceilings of 12.5" are finished in sheet rock (with an additional 2.5" before the slab) and unmatched 10" x 10" windows frame panoramic exposures to the north, south, east, and west. Natural light pours in by day; by night, the skyline comes alive in every direction. With abundant wall space for grand art and a flexible layout, this home is both a showcase and a sanctuary.

Upon private elevator entry, a Panda marble vestibule leads to a dramatic gallery and an expansive corner living and dining room with sweeping views of the Manhattan skyline and magical sunsets over the Hudson River. Entertaining spaces are finished in custom Venetian plaster treatments, Rosa marble flooring, and the powder room is clad floor-to-ceiling in matching marble. The south-facing eat-in kitchen is appointed with bespoke back- painted glass cabinetry, a Panda marble island, and a full suite of Miele appliances, including dual ovens, convection speed oven, gas cooktop, two dishwashers, dual refrigerators and freezers, and a large wine cooler.

At the northwest corner of the residence, the custom-designed primary suite hovers above Central Park. This dramatic retreat includes a semi- private home office, dual dressing rooms with extensive custom millwork, and a spa-quality bath with two glass-enclosed showers, dual water closets, and a deep soaking tub positioned to take in breathtaking park views. Two additional guest suites with en-suite baths and generous closets are tucked into the southern wing for privacy and comfort. A fourth bedroom, currently configured as a media den, offers additional flexibility depending on the needs of the new owner. A spacious laundry room with a full-sized washer/dryer, utility sink, and extensive storage completes the residence.

Midtown East | Manhattan

Quick Profile

Midtown West and Midtown East have a lot in common. They’re bustling, iconic, and full of people. But just like siblings, their personalities can be vastly different. Midtown East is a bit more sophisticated and doesn’t quite have the vivacity and unruliness that its westerly counterpart exudes.

Midtown East is bordered by 42nd to the south, 59th Street to the north, 5th Avenue to the west, and 3rd Avenue to the east.

The neighborhood is famous for its high-end stores, tourist attractions, posh hotels (budget ones too), and iconic architecture. Midtown East is also one of the largest financial and business hubs in Manhattan. During normal business hours the sidewalks are full of commuters and people moving from point A to point B. In the early evening, when the masses have left for the day, things suddenly get a little quieter and the sidewalks have a lot less foot traffic.

Although largely a commercial neighborhood, residential areas of Midtown East do exist on the eastern section of the neighborhood.

Grand Central Station is located in Midtown East and like Midtown West, it’s an extremely commutable neighborhood. The 4, 5, 6, 7 and S trains whisk people in and out of the neighborhood 24 hours a day. Grand Central Station also serves as a hub for New York State and Connecticut commuter rails. These trains can take you anywhere along the Hudson River or up into Connecticut. It’s perfect for day tripping.
