Property Description for 258 Broadway, 7-B

XXX Tribeca Loft

A full gut-renovation and an architect's vision transformed this nearly 1,100 square foot Tribeca space into a downtown dream home, creating a beautiful space that blends preserved original prewar details with modern refinements. You're going to love the open layout that features a large living and dining room off the kitchen, as well as an office/ library with built-in desk and bookshelves. Airy 11-foot ceilings, large north-facing light-filled windows complement the spacious open flow, adding style and comfort.

This elegant gem includes custom white oak millwork in the library/office, an extra-large walk-in storage closet off the entry foyer, 8-foot solid core wood closet doors and rich wood floors with poly sealer. The top-of-the-line kitchen is designed for cooking and entertaining with custom cabinetry, a Carrara marble island, counters and backsplash, custom millwork in the bar area and premium appliances such as a Wolf range, Sub-Zero refrigerator/freezer, Sub-Zero built-in under-counter wine storage and a Miele ventilation hood and dishwasher. The upscale full bathroom is adorned with Gioia marble and green accent wall tiles, a porcelain tile floor, a custom white oak vanity, a Robern mirrored cabinet, Hansgrohe fixtures, a Toto wall-hung toilet, a sliding frameless glass shower door and a unique glass clerestory above the tub/shower.

One of the first conversions in Tribeca, City Hall Tower is a handsome 8-story, 1915-built prewar loft cooperative located on the prime southwest corner of Broadway and Warren. The building has video security, a live-in super, a 3rd-floor laundry facility, private locked storage and bike storage. Across the street is bucolic City Hall Park, where you can go for an early morning stroll or to read under the trees on a weekend afternoon. Surrounding you are fabulous restaurants, chic cafes and boutique shopping. Whole Foods, Eataly, the World Trade Center Oculus and multiple farmer's markets are minutes away. Nearly all major subway lines, including the 1/2/3, 4/5/6, A/C/E, R/W, J/Z and PATH, are outside your doorstep.

Available January 1st, pending board approval. Sorry, but pets are not permitted. Please contact Exclusive Broker for a private showing.

Quick Profile

TriBeCa, named after the small geographic triangle below Canal Street. It’s not really a triangle, it's a quadrilateral and it's bounded by West Street, Broadway, and Chambers Street. It’s a little too late for a name change and besides, QuaBeCa doesn't sound half as cool as Tribeca.

One of New York City’s more notable acronymed neighborhoods, TriBeCa is known for its trendy boutiques, fabolous restaurants, historical landmarks, and resident celebrity lofts. It still holds the title of one of the coolest places to live in New York City.

TriBeCa is one of the first residential neighborhoods of New York City. Way back in 1700’s wealthy New Yorkers built homes and maintained gardens in what is now TriBeca.

Later in history it shifted from residential to warehouses, commerce and markets. After the Civil War, shipping hubs moved from the East River to the Hudson River and revitalized areas like the South Street Seaport and TriBeca. When shipping and commerce increased, the area soon became a favorite spot for wholesalers to store their goods in large industrial warehouses.

Just like its neighbor SoHo, TriBeCa boasts one of the world’s largest collections of wrought-iron facades and Neo-Grecian architecture.
