Property Description for 68 Bradhurst Ave, 8-R

Welcome to The Langston, a full-service luxury condominium in vibrant Central Harlem, and to Unit 8R, the perfect two bedroom, two bath home--an aerie--sitting high above the neighboring brownstones with big sky and park views. Light streams in from four expansive windows in this corner living room, facing west over the green of Jackie Robinson Park and north all the way to Yankee Stadium and beyond. There is ample space here for living and dining and even a piano. The kitchen features stainless appliances and classic black granite countertops and is aplenty with storage. Two lovely bedrooms face west over the park and are also light-filled and spacious. The primary bedroom offers an ensuite bath with large walk-in shower in a pretty neutral color palette. The second bedroom also functions well as a home office or den. Beautiful oak floors run throughout the home. New HVAC units with temperature sensors provide comfort no matter the weather. There is ample closet space in both bedrooms and a coat closet in the entryway. The foyer is large and has enough room for additional storage. Off the foyer, the sparkling-white second full bath includes a deep soaking tub. The Langston Condominium features a 24 hour Doorman/Concierge, live-in Resident Manager, fitness center, landscaped courtyard with children's playground, grill and tables, bike storage, laundry room and on-site parking. Across the street, Jackie Robinson Park is a 12 acre green space with athletic fields and courts, a large outdoor pool, along with a recreation center that includes an indoor pool, gymnasium, dance studio and media lab. Starbucks and New York Sports Club are both located within the building. Two blocks away, you have easy access to the A, C, B and D subway lines. Wonderful restaurants abound in this dynamic neighborhood. There is a 421 A tax abatement through 2032 and a 1% flip tax paid by the buyer.

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
