Property Description for 313 East 6th Street, PENTHOUSE

A cornerstone of the East Village's rich artistic heritage, this newly completed upper townhouse restoration-situated in the historic Rothko House, a boutique two-unit condominium-is a full three-floor residence, thoughtfully redefined as an oasis. Once home to celebrated artists including Mark Rothko and Alfred Leslie, the residence spans three levels and culminates in a dramatic custom penthouse addition, offering a blend of history, light, and elevated city living. Notably, Rothko created significant works here, adding a rare layer of artistic provenance to the home.

You will be welcomed by a restored classic brownstone stoop. Once inside the apartment, enter an entire floor dedicated to entertaining, defined by volume, light, and seamless flow. Oversized north- and south-facing windows frame the sun-filled living and dining areas, while the expansive eat-in kitchen anchors the space with a built-in banquette, bronze fixtures, and a premium appliance package, including a wine refrigerator. Designed for both daily living and hosting, the kitchen's generous proportions and extensive custom cabinetry immediately distinguish it from typical townhouse layouts. The adjacent dining area features oversized south-facing windows, adding architectural depth and creating a memorable focal point for gatherings. An additional flexible space off of the dining area can be configured as a bar, wine room, or study.

The level above features two oversized bedroom suites, each offering nearly 20 feet of width, generous closet space, and full en-suite baths with luxury fixtures. Quiet, spacious, and filled with natural light, these suites are conceived as truly private sanctuaries. A central den provides a flexible gathering space ideal for a media room, library, or home office. A washer and vented dryer complete the level.

The residence is crowned by a custom-built penthouse primary suite, a true retreat set apart from the rest of the home. Designed as a full-floor addition, the penthouse boasts ceilings over 10 feet tall and a full wall of floor-to-ceiling south-facing windows opening onto a private terrace perfect for escaping the city, hosting, or dining al fresco. From here, enjoy exceptional light, outdoor living, and sweeping views of downtown, including the Freedom Tower. The suite is completed by a walk-in closet and spa-like en-suite bath with a freestanding soaking tub, expansive walk-in shower, water closet, and refined finishes.

Throughout the home, the developer's attention to detail is evident in the craftsmanship and finishes, including custom millwork in the kitchen and all bathrooms, two custom closets to be built out, stunning hardwood floors, artisan tiles, and sourced marble. The building has been comprehensively rebuilt and expanded with modern systems throughout, a new rear facade, new roof, and state-of-the-art plumbing and electrical infrastructure. All floor joists have been replaced or re-shimmed to ensure level floors and exceptional quiet throughout the home, while a four-zone heating and cooling system provides comfort and control on every level.

Perfectly positioned on East 6th Street between First and Second Avenues, living at Rothko House places you at the center of the East Village's cultural and creative life. Spend afternoons immersed in modern and contemporary art at Brant Foundation, enjoy walks through Cooper Square and Tompkins Square Park, and dine at the neighborhood's Michelin-starred restaurants, cocktail bars, or long-time New York institutions like Veselka, McSorley's, Russ & Daughters and Katz's Deli. The location offers a rare blend of creative energy, green space, and everyday livability, with multiple options for grocery and transportation conveniently located, delivering a lifestyle that is both vibrant and quietly residential.

Located within the East Village/Lower East Side Historic District, 313 East 6th Street is a red brick and brownstone townhouse built in 1853 with Italianate and Greek Revival elements. Originally a single-family home, as early as 1902, the building was converted to three above-ground apartments and a garden level. A 1948 Certificate of Occupancy shows that a "social club" was located in the basement. In its most recent iteration, the building housed an art studio on the ground floor with three floor-through apartments.

East Village | Manhattan

Quick Profile

The East Village has two distinct moods. By day, it is quiet and peaceful. Everyone is out and about, either working or relaxing at Tompkins Square Park, strolling or jogging along the East River, or hanging out in one of the subsets of cultural activity, such as St. Mark’s Place.

But then night falls, and the East Village comes to life, keeping the entertainment and nightlife going long after the other neighborhoods have called it quits for the night. People from all five boroughs flock to the dive bars and speakeasies, head for their favorite cafes and restaurants, or drop in to a music venue to listen to hot tunes or cool jazz and dance the night away. Don’t worry, you don’t have to “know somebody” to gain admittance to even the most popular venues. You won’t find velvet ropes, bouncers, or and a waiting list at the door of most places. Just walk right in and enjoy yourself.

Be prepared for the increased population during fall through spring, when NYU is in session. College students will be everywhere, contributing to the youthful essense of the neighborhood.
