Property Description for 160 East 26th Street, 2-F

Refined Character in the Heart of Kips Bay

Distinctive, stylish, and rich with character, this rare triplex studio offers a polished take on classic New York City living. Thoughtfully designed across multiple levels, Apt 2F provides separation, scale, and architectural interest-an exceptional find in a studio apartment.

A gracious entry foyer with a full wall of closets sets the tone, leading down a spiral staircase into a sun-filled living space highlighted by exposed brick, soaring ceilings, and a working fireplace-a warm, unmistakably New York moment. Just a few steps below, the spacious dining and kitchen level creates effortless flow while maintaining clear definition between living areas. The renovated kitchen features stainless steel appliances, a dishwasher, and sleek glass tile accents, while the modern bathroom with a walk-in shower adds a clean, contemporary finish.

The apartment is set within a well-maintained, pet-friendly prewar co-op offering an elevator, same-floor laundry, and an attentive super. The building welcomes pied-à-terres, guarantors, and parents purchasing for children.

Ideally located on a quiet, tree-lined street moments from Madison Square Park and Gramercy Park, you're surrounded by excellent restaurants, cafés, hospitals, and seamless transportation via the 6, N, R, and W trains. Neighborhood favorites like Eataly are close by, and proximity to NYU Langone Health makes this home especially appealing for medical professionals or students.

Warm, inviting, and buzzing with character-this is more than an apartment, it's a place to call home.

Schedule your private showing before it's gone.

Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
