Property Description for 140 East 28th Street, 10-C

140 East 28th Street, Apartment 10C, New York City

Apartment 10C is a serene studio in Kips Bay, at 140 East 28th Street. Nestled between Murray Hill to the north and Gramercy to the south, it offers a peaceful retreat from the busier parts of Midtown while being near major institutions like NYU and the Langone Medical Center. The home is approximately 575 sqft, and features a bright, quiet layout with open east facing views.

The property is being listed "as is" in "estate condition", and the pricing considers the potential renovation expenses. There is a large dressing area and walk-in-closet currently incorporated in the Bathroom Suite. There are two additional closets in the long foyer.

The studio's floorplan allows for a dedicated sleeping area distinct from the living area. The hardwood floors have been covered with wall to wall carpeting for at least 20 years; they can be stripped and polished. There is a fireplace, but it would require servicing and Board approval to be restored.

140 East 28thStreet is a full-service co-op with a lovely landscaped roof deck. Both the lobby and the hallways have been renovated recently. There is a laundry room and extra storage is available for a fee. The co-op allows 75% financing and requires a 2.5% flip tax. They also permit pieds-a-terre, guarantors,
co-purchasers and gifting. Pets are permitted with Board approval. Transportation is convenient to all areas of the City and the neighborhood is complete with restaurants, specialty food shopping, NYU Langone medical services and fitness options. This is a "Simply Must See." Please call for an appointment.

Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
