Property Description for 525 West 22nd Street, 5-A

Sprawling 3-Bedroom Loft in the Heart of West Chelsea's Gallery District

Welcome to Residence 5A at The Spears Building - a former furniture warehouse constructed in 1880, now an intimate loft condominium abutting the High Line. Rich in provenance and architectural detail, this extraordinary 3,033-square-foot home embodies authentic industrial character with exposed brick walls, massive first growth wood beams and columns, cast iron column caps, high wood plank ceilings, and 13 oversized windows.

At the center of the home is a dramatic 42-foot great room, illuminated by seven south-facing windows that flood the space with natural light throughout the day. Designed for both grand entertaining and everyday living, this expansive room offers multiple seating areas, a wood-burning fireplace, a generous dining area, and even space for a grand piano. Custom cabinetry runs the length of the room beneath the windows, providing abundant storage and built-in bench seating.

Just off the great room are two versatile bonus spaces: a cozy media room and a handsome study with custom built-ins. The windowed kitchen is thoughtfully appointed with extensive cabinetry, a 178-bottle wine refrigerator, and charming built-in booths that comfortably seat four.

A long gallery-style hallway lined with bookshelves leads to the private bedroom wing. The primary suite is generously scaled with a walk-in closet in addition to a full wall of floor-to-ceiling closets in the dressing area - ensuring that living space is never compromised by storage. The second bedroom is cleverly designed with a lofted bed and integrated storage below, maximizing flexibility and function. A third bedroom and two full baths, both with double vanities, complete the wing.

Additional highlights include a rare, oversized "urban garage" off the foyer - ideal for bikes, recreational equipment, or seasonal items - as well as a dedicated laundry room with sink, folding counter, and extensive shelving.

Converted to 30 residences in 1996, The Spears Building retains its historic charm while offering modern conveniences. Once outfitted with loading docks that allowed furniture to be transferred directly into boxcars along the High Line, the building now enjoys a unique relationship with the park - its eastern facade serving as a backdrop to one of the High Line's beloved seating areas. Amenities include doorman, basement storage, and a beautifully landscaped rooftop terrace.

Perfectly positioned in the heart of West Chelsea, moments from world-renowned galleries, Hudson River Park, Chelsea Market, Hudson Yards, The Shed, Chelsea Piers, Avenues School, PS 11, Clement Clarke Moore Park, and neighborhood favorites like Empire Diner and Cookshop.

Chelsea | Manhattan

Quick Profile

The row houses portray the world-class architecture of Greek Revival, Italianate and Georgian styles. The population is both ethnically and socially diverse, which is reflected in the restaurants and retail businesses in the neighborhood.

Western Chelsea is the center of the NYC art world, where you will find more than 200 art galleries housed in rehabbed factories and warehouses, as well as in newly-constructed buildings.

While people of many different cultures call Chelsea home, it has been a mecca over the years for people in the LGBTQ community. One census reported that as many as 22% of its residents were gay couples. Eighth Avenue is a trendy area for LGBTQ-oriented dining and shopping. Although it no longer draws the LGBTQ population that it once did, Chelsea still has many popular alternative bars.

Chelsea is primarily residential, consisting of a mixture of diverse complexes, low-rise apartment blocks, tenements, townhouses, renovated row houses, and luxury high-rises.

Chelsea is an interesting and sought-after place to live, with unique clothing boutiques, restaurants, and delis representing cultures from around the world. In addition to its quirky establishments, Chelsea has fine dining restaurants and a vibrant, hip nightlife, which adds to its allure.

Chelsea is well-served by public transportation. At least six city bus routes traverse Chelsea. There are three NYC subway routes with stops on Seventh Avenue, three on Eighth Avenue, and two more on Sixth Avenue. The 34th Street - Hudson Yards Station opened in 2015 with its main entrance in Chelsea.
