Property Description for 368 Third Ave, PH-A

368 THIRD

CROWNING THE POPULAR NEIGHBORHOOD KNOWN AS ROSE HILL IS THE INCOMPARABLE PH34A.
Just east of NOMAD this duplex penthouse offers magnificent views unmatched anywhere in the city.

Following a record-setting sale of its mirrored counterpart, 368 THIRD has now released on the 34th floor, PH34A.

Elevated high above neighboring structures, it commands expansive, protected downtown views while also capturing open vistas north and east to the skyline and East River - three exposures and a dramatically seamless indoor-outdoor presence rarely found at this price point.

This is the one worth waiting for.

Spanning nearly 3,000 interior square feet across two levels, the residence dedicates its upper floor entirely to entertaining - a rarity in modern duplex design. A dramatic living and dining expanse opens directly onto a 358-square-foot private terrace, eliminating the compromises so often found in penthouse layouts.

Indoors and out, the skyline is the centerpiece: the Chrysler Building, Empire State Building, One World Trade, the East River, and open sky in three directions.

Designed by SLCE Architects with refined interiors by Paris Forino, this 3-bedroom, 3.5-bath home pairs architectural scale with warmth and livability. Soaring 11-foot ceilings, floor-to-ceiling windows, and a Poliform kitchen with Miele appliances create a refined yet effortless backdrop. The primary suite stretches across nearly 30 feet of windows with southeast exposures toward the Freedom Tower and East River, complemented by a spa-level bath clad in soft white marble and Waterworks fixtures.

Residents enjoy a curated suite of amenities at the boutique building, including a state-of-the-art fitness center, screening room, and a warm, thoughtfully appointed lounge and pantry. The attended lobby, wrapped in European white oak and honed Palladium travertine, sets a tone of quiet sophistication from the moment of arrival.

368 THIRD represents the closing chapter of a successful offering - a final opportunity to own the pinnacle residence.

Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
