Property Description for 305 East 40th Street, 19-CD

Rising high above Murray Hill with sweeping open-city views, this sun-filled three-bedroom, three-bath home offers the rare combination of indoor–outdoor living, custom craftsmanship, and true move-in condition. A generous foyer opens into an expansive, loft-like great room with distinct living and dining areas, all framed by windows that capture triple exposures—north, west, and east. The open chef’s kitchen features cherrywood cabinetry, Caesarstone countertops, top of the line stainless-steel appliances, and an under-counter wine refrigerator, making it ideal for both everyday cooking and entertaining. Two large terraces—one stretching across the west side, the other along the north—extend the living space and offer multiple zones for lounging, dining, and hosting. The terrace features a power-washed and an irrigation system for effortless maintenance. The outdoor grill, grandfathered into the unit, further elevates the outdoor experience. Throughout the home, Brazilian Koa hardwood floors add warmth and richness. Every window is framed with custom millwork that provides concealed storage and doubles as integrated HVAC covers, maximizing both function and design. The grand primary suite features a renovated ensuite bath and a full dressing room/walk-in closet—designed with the scale and feel of a private boutique. Two additional oversized bedrooms each offer custom-fitted closets; one enjoys direct access to the north terrace. Each bedroom is paired with a conveniently located full renovated bath. A rare luxury in Manhattan living, the large laundry room—complete with full-size washer and dryer, sink, cabinet storage, and an additional freezer—is also grandfathered into the home and included in the sale. 305 East 40th Street places you moments from some of Murray Hill’s most notable destinations: Grand Central Terminal, The Morgan Library & Museum, St. Vartan Park, Tudor City Greens, The East River Esplanade. Top dining options including Scalini Fedeli, Park Avenue Tavern, Wondee Siam, Rossini’s, Ethos, and more. You'll also fine Trader Joe’s, Fairway, specialty markets, Midtown offices, and the UN. The Hamilton is a full-service, meticulously maintained cooperative offering 24-hour doorman and concierge service, a live-in superintendent, and a strong suite of amenities. The building features a landscaped and furnished roof deck with panoramic skyline views, an on-site garage, bike storage, and a central laundry room. Ownership flexibility includes pied-à-terres, co-purchasing, parents purchasing for children, and guarantors/co-signers, all considered with board approval. Up to 75% financing is typically allowed, and subletting is permitted following building guidelines. Pets are not allowed. Perfectly positioned at the nexus of Murray Hill and Midtown, The Hamilton offers residents exceptional convenience, easy transportation access, and a vibrant neighborhood atmosphere.

Tudor City | Manhattan

Quick Profile

Compared to other New York City neighborhoods Tudor City is a bit different. For starters, it's not very big. And technically it's not a neighborhood, it's more along the lines of a residential enclave of Tudor style buildings and parks. Even with the large neon sign boldly exclaiming the enclave's name, Tudor CIty is still a little tricky to find.

Located on the southern edge of Turtle Bay, Tudor City borders Murray Hill and lies on a low cliff which is just east of Second Avenue between 40th and 43rd Street. It overlooks the grounds of the United Nations along First Avenue and the East River beyond.

Tudor City is considered one of the world’s first skyscraper apartment complexes. This was considered a remarkable feat in 1929. Early marketing material, aimed at the middle class, described the development as well-planned, well-built, and well-priced housing. Developer Fred F. Finch designed Tudor City to keep middle class residents in Manhattan as many were fleeing the city for the suburbs.
