Property Description for 366 Gates Ave, 1-A

Spacious, modern, and thoughtfully reconfigured, this duplex studio offers approximately 869 square feet of flexible living space in a boutique condominium on one of Bed-Stuy’s most picturesque tree-lined blocks.

The main level features an open-concept layout with hardwood floors, recessed lighting, and oversized casement windows that flood the space with natural light. A sleek chef’s kitchen anchors the living area, featuring quartz countertops, white shaker cabinetry, a marble backsplash, an LG refrigerator, a Bertazzoni gas range and oven with matching microwave, and a Bosch dishwasher, completing a premium appliance suite.

The lower level has been intelligently divided to create a private sleeping area, paired with a fully built-out custom closet system, offering both function and separation rarely found in studio layouts. The remaining space is ideal for a home office, nursery, or recreation area, and is complemented by a convenient half bathroom. There is potential to reconfigure the existing half bath into a full bathroom, subject to buyer needs and approvals, adding further long-term flexibility and value. An installed, stackable washer/dryer completes the space. The building is equipped with an intercom and video intercom system, providing an extra layer of security and peace of mind.

Set on a classic Bed-Stuy block known for its beautiful brownstones and strong sense of community, 366 Gates Avenue places you moments from Herbert Von King Park and some of the neighborhood’s most beloved destinations, including Saraghina, Peaches, Ursula Brooklyn, and C’Mon Everybody. Enjoy a vibrant mix of cafés, restaurants, and nightlife, along with convenient access to multiple nearby subway lines connecting you seamlessly to Manhattan and the rest of Brooklyn.

A rare opportunity to own a versatile, well-appointed home that lives more like a one-bedroom duplex, in one of Brooklyn’s most dynamic and culturally rich neighborhoods.

Quick Profile

Known for its historic brownstones and tight-knit enclave, Bed-Stuy has increasingly left behind its early reputation for being a “bedroom community” and transcended into a highly desirable neighborhood.

Distinct for its aesthetic, it is populated with ornate buildings characterized by cornices, friezes, finials, fluting and other marks of classic architecture. Built up during the period from 1870 to 1900, its historic district runs to the north of Jefferson Avenue, to the east of Malcolm X Boulevard and to the west of Tompkins Avenue.

At one point known as “Brooklyn’s Little Harlem,” the shape of the area has shifted toward attracting a wider demographic of people thanks to the influx of bars, restaurants, antique furniture stores and vintage boutiques. More police enforcement paired with the decline of the crack epidemic at the beginning of the 2000s also opened the door for increased development, as well as the occupation of formerly abandoned buildings and spaces.
