Property Description for 1058 Jefferson Ave

Offered for sale is an approx. 3,000 square foot newly renovated two-family townhouse on Jefferson Avenue between Bushwick Avenue and Broadway.

Comprised of an "owners' duplex" and a separate 3-bedroom rental apartment, this property has been fully renovated with new kitchens and bathrooms, split A/C, new windows. With great natural light and 18 feet of width, the exposures and proportions are ideal. The property is well positioned on a quiet residential block, nearby to the J-train at Halsey Street. The opportunity to rent out one of the two units for income is ideal - very low property taxes and separate utilities makes this an ideal investment or live-with-income opportunity.

Entered up the stoop, the parlor floor of this townhouse is home to an open living and dining area with a large kitchen. The living area, facing northeast and towards the front of the building, is lit by a large bay window. Adjacent this flexible living and dining space is a spacious and well appointed kitchen with a large island, capable of seating four. Full-sized stainless steel appliances, caesarstone countertops and white lacquered cabinetry complete the simple and refined look.

Towards the back of the main floor, there are two bedrooms, one adjacent a hall bathroom and the other with an en-suite bath. Both bedrooms face southeast, and one of them includes access to a deck and private backyard. Also on this floor is a washer/dryer.

This duplex apartment offers layout flexibility, with a finished lower level containing an additional full bath and access to the garden. There is also a second entrance under the stoop at the front of the building.

The top floor is a 3-bedroom simplex unit, which has similar orientation and layout to the parlor floor. There are two bedrooms facing the rear gardens, and one at the front of the building. The second unit also has a large kitchen with island, laundry room, and two full bathrooms.

Please note that some photos have been virtually staged.

Bushwick | Brooklyn

Quick Profile

As one of the most diverse neighborhoods in New York, Bushwick offers a perfect snapshot of just how multicultural the city is. Long-established as an amalgam of cultures and ethnicities, a wave of varying types of immigrants trickled in from the seventeenth to twentieth centuries, with Bushwick largely becoming a home to Hispanics of Puerto Rican and Dominican backgrounds by the latter part of the twentieth century.

With the Bushwick Initiative of the mid-00s that aided in revitalization, it became an attractive area to young professionals and artists. And even now, Bushwick has sustained affordable rent prices where other North Brooklyn counterparts, like Williamsburg and Greenpoint, have become more expensive. Priding itself on the weird and the wacky, numerous art collectives thrive in this part of Brooklyn, once famously named the seventh coolest neighborhood in the world by Vogue.

Though it has drawn in many tourists in recent years (there’s even a graffiti tour you can take from the Bushwick Collective), the neighborhood remains very much community-oriented, and has not been subject to quite the same sort of corporate infiltration phenomenon of its nearby Williamsburg environs.

But yes, of course, Bushwick has come a very long way from its 80s and 90s reputation as being “The Well,” a nickname given to it for its free-flowing and widely available amount of drugs (quantity over quality being the cliche applied here).
