Property Description for 404 Park Ave South, 6-A

Located in the heart of NoMad, The Huys Condominium (pronounced "House,") inspired by New York's original City Hall, Stadt Huys - is a striking blend of the finest prewar architecture and contemporary sophistication. Originally constructed in 1917 and converted to luxury condominiums in 2013, this historic building was thoughtfully reimagined by Dutch developer Kroonenberg Groep with interiors by world-renowned designer Piet Boon.

With over 1100sf of living space, this expansive one-bedroom, one-bathroom residence is an architectural work-of-art. The seamless blend of Dutch simplicity and refined craftsmanship stands the test of time.

With 11 foot ceilings throughout, one enters a proper foyer into an over-sized great room, and a wall of massive multi-paned casement windows with tasteful Juliet Balcony: The European influence is undeniable, and the flow and proportions of the home immediately impress.

The designer chef's kitchen with Bulthaup Alpine white custom cabinetry, fully integrated Miele appliances, and Chambolle Limestone countertops, as well as a handsome dining banquette, is a culinary dream and perfect for entertaining on a grand scale or sophisticated everyday life.

The grand bedroom is a tranquil retreat with its stunning dual entrance designer bath (also created in Chambolle Limestone) and both a luxurious Kaldewei soaking tub and extra-large shower with rain head.

Exquisite naturally finished 6" wide-plank oak floors, custom millwork throughout including built-in window seats, several expansive bespoke closets, electric blinds, central heat/AC, radiant heated floors, and an in-unit washer/dryer, are only some of the superlative features of this finely crafted home.

Residents enjoy impeccable 24-hour concierge service, Resident Manager, and exceptional amenities including a spectacular landscaped roof deck with full outdoor kitchen and dining area, state-of-the-art fitness center, media lounge, children's playroom, and both private storage and bicycle storage.

Moments from Madison Square Park, Eataly, Whole Foods, and the City's finest dining, shopping, nightlife, and everything which makes downtown living so incredibly coveted, words don't do it justice, so you will have to see it for yourself.

Please note there is an abatement for primary users.

NoMad | Manhattan

Quick Profile

NoMad, North of Madison Square Park, is a rectangular swath of land that is bordered by East 25th Street to the south, East 29th Street to the north, Sixth Avenue to the west, and depending who you ask, Madison or Lexington Avenue to the East. It’s had its acronymed name for over two decades but not every New Yorker calls the neighborhood NoMad.

Historic architecture, trendy hotels and restaurants and high-priced apartments - NoMad wasn’t always the coveted neighborhood that it is today. It’s gone through many transformations over the years. Including a red light district known as the Tenderloin in the 1880’s. It was a popular shopping destination and a place where high society held court in the mid 19th century. It was part of New York City’s Silicon Alley in the 1990’s.

As of lately, world class chefs and restaurants have moved into NoMad. It’s tied with Midtown Manhattan for having the most Michelin stars (six stars to date). Besides NoMad’s architecture, nightlife, and restaurants, we can’t forget the added perk of being close to other great neighborhoods and cultural institutions. NoMad’s central location makes it easier to get just about anywhere in the city. You can walk to Chelsea, West Village, Union Square or Grand Central Station in no time at all. The N, R, 1, 6, B, Q, F, and M are very close or just a few blocks away. Penn Station is also within walking distance.
