Property Description for 689 Myrtle Ave, 1-I

Lovely loft in Bed-Stuy! Step into a loft that lives like a house. Currently used as a two-bedroom duplex, this expansive loft at The Chocolate Factory spans nearly 1,600 square feet with soaring 17-foot ceilings.

Offering exceptional scale and flexibility, this massive, open-concept floor plan features a living area anchored by a wall of custom built-ins and beautiful wide-plank hardwood floors throughout. The heart of the home is a large, renovated kitchen featuring solid wood cabinetry, granite countertops, and an oversized center island with seating. This residence has an impressive list of appliance upgrades. For year-round comfort, the home is equipped with central air and heat.

The home's layout is incredibly versatile. The elevated office area can easily function as another bedroom, while the upper-level offers an ideal footprint to additional rooms and storage, or an expansive primary suite highlighted by historic exposed brick.

Residents enjoy a green roof deck and a glass-enclosed rooftop gym, both with stunning panoramic views of the Manhattan skyline. The building is pet-friendly. Ideally located just a few blocks from the G train, you are steps from the Pratt Institute and local favorites like Speedy Romeo, Le Petit Monstre, and the RecCreate Collective art space.

There is an ongoing monthly assessment of $534 and a joiner's fee to be paid by the buyer. A condo board application is required.

Quick Profile

Known for its historic brownstones and tight-knit enclave, Bed-Stuy has increasingly left behind its early reputation for being a “bedroom community” and transcended into a highly desirable neighborhood.

Distinct for its aesthetic, it is populated with ornate buildings characterized by cornices, friezes, finials, fluting and other marks of classic architecture. Built up during the period from 1870 to 1900, its historic district runs to the north of Jefferson Avenue, to the east of Malcolm X Boulevard and to the west of Tompkins Avenue.

At one point known as “Brooklyn’s Little Harlem,” the shape of the area has shifted toward attracting a wider demographic of people thanks to the influx of bars, restaurants, antique furniture stores and vintage boutiques. More police enforcement paired with the decline of the crack epidemic at the beginning of the 2000s also opened the door for increased development, as well as the occupation of formerly abandoned buildings and spaces.
