Property Description for 360 West 22nd Street, 14/15C

A beautifully refreshed Chelsea duplex offering approximately 1,600 square feet, oversized western-facing windows, and exceptional flexibility to live as an elegant one-bedroom home or a true two-bedroom residence. New wood floors throughout with beautiful natural light, this elegant Chelsea duplex unfolds across approximately 1,600 square feet of interior space, offering exceptional architectural flexibility within one of the neighborhood’s most established full-service cooperatives. Positioned along the building’s western facade, oversized western-facing windows bring in warm afternoon light and remarkable sunsets across both levels, creating a home that feels open, airy, and quietly dramatic throughout the day. The main level opens to an expansive nearly 28-foot living and dining room, offering exceptional scale rarely found in Chelsea cooperative apartments. A sculptural spiral staircase serves as a striking architectural focal point, adding character while connecting the home’s two levels with a sense of openness and flow. The kitchen has newly painted cabinetry, updated hardware and a contemporary backsplash, creating a clean and modern workspace that integrates seamlessly with the living and dining areas. A welcoming foyer, pantry storage, and a full bathroom complete the main level. The lower level functions as a private residential retreat and offers remarkable flexibility. The current configuration includes a spacious primary bedroom with an en-suite bathroom, along with a large den and a separate home office that can easily function as guest accommodations, a media room, or additional workspace. The generous proportions throughout this level allow the home to adapt easily to changing needs and lifestyles. This duplex's inviting canvas highlights the scale and livability of the space. For buyers seeking additional bedrooms, the apartment’s footprint easily supports a true two-bedroom configuration. Please see the current floor plan and alternate floor plan. An alternate layout allows the current grand room to become a spacious second bedroom while the lower level den and office remain flexible for guest space, work-from-home needs, or a media room. The generous room proportions and window placements make this transition straightforward while maintaining the apartment’s open feel. The cooperative permits in-unit washer and dryer installation with board approval. The London Towne House is a highly regarded full-service Chelsea cooperative known for its attentive staff, strong building management, and welcoming residential atmosphere. Residents enjoy 24-hour doorman service, a live-in superintendent, a package room, bike storage, central laundry, and a beautifully landscaped and furnished roof deck featuring panoramic city views and a resident herb garden. The cooperative maintains flexible ownership policies and permits pied-à-terre ownership, co-purchasing, and gifting. Located on a quiet, tree-lined Chelsea block, the building is moments from many of Manhattan’s best restaurants, galleries, neighborhood cafés, and transportation options, offering the ideal balance of residential calm and vibrant city living. There is currently a capital assessment of $581.83 per month in place through February 2029 supporting building improvements including boiler replacement, HVAC chiller upgrades, hallway ventilation enhancements and Local Law 11 and parapet work. The buyer and seller are each responsible for a 1% flip tax.

Chelsea | Manhattan

Quick Profile

The row houses portray the world-class architecture of Greek Revival, Italianate and Georgian styles. The population is both ethnically and socially diverse, which is reflected in the restaurants and retail businesses in the neighborhood.

Western Chelsea is the center of the NYC art world, where you will find more than 200 art galleries housed in rehabbed factories and warehouses, as well as in newly-constructed buildings.

While people of many different cultures call Chelsea home, it has been a mecca over the years for people in the LGBTQ community. One census reported that as many as 22% of its residents were gay couples. Eighth Avenue is a trendy area for LGBTQ-oriented dining and shopping. Although it no longer draws the LGBTQ population that it once did, Chelsea still has many popular alternative bars.

Chelsea is primarily residential, consisting of a mixture of diverse complexes, low-rise apartment blocks, tenements, townhouses, renovated row houses, and luxury high-rises.

Chelsea is an interesting and sought-after place to live, with unique clothing boutiques, restaurants, and delis representing cultures from around the world. In addition to its quirky establishments, Chelsea has fine dining restaurants and a vibrant, hip nightlife, which adds to its allure.

Chelsea is well-served by public transportation. At least six city bus routes traverse Chelsea. There are three NYC subway routes with stops on Seventh Avenue, three on Eighth Avenue, and two more on Sixth Avenue. The 34th Street - Hudson Yards Station opened in 2015 with its main entrance in Chelsea.
