Property Description for 1110 Caton Ave, 11-C

Welcome to #11C at 1110 Caton Ave, a thoughtfully reimagined home that blends prewar charm with modern design and functionality. A legal two-bedroom per the offering plan and currently laid out as an expansive one-bedroom, this apartment offers exceptional flexibility, including a generous dining area and dedicated work-from-home space. Overlooking the shared courtyard, the apartment enjoys soft, consistent natural light and a quiet, retreat-like atmosphere, just moments from Prospect Park and directly across from the Parade Grounds.

The home was renovated throughout by the prior owners with a focus on quality, craftsmanship, and livability. The well-proportioned layout allows for effortless flow between living, dining, and entertaining spaces, while five closets provide outstanding storage. Thoughtful details such as custom radiator covers and refined finishes, combined with the ability to easily restore a true second bedroom, enhance both everyday living and long-term resale value, offering a level of flexibility not often found at this price point.

At the heart of the home is a beautifully designed kitchen that seamlessly combines function and style. Outfitted with a paneled Bosch dishwasher, premium Bosch range and oven, and a Kohler farmhouse sink with Moen fixtures, the space is elevated by penny tile flooring and custom cabinetry. A rare and highly desirable feature, the kitchen also includes an LG washer and separate electric dryer, discreetly integrated for maximum convenience without sacrificing aesthetics.

The bathroom continues the home's classic yet modern aesthetic, featuring subway tile with marble accents, octagon tile flooring, Kohler fixtures, and a Restoration Hardware medicine cabinet. Throughout the apartment, smart-home upgrades enhance comfort and ease of living, including Haiku WiFi-enabled ceiling fans, Philips Hue smart lighting, and a WiFi-enabled keyless entry system, level of technological integration not often found in prewar cooperative residences.

1110 Caton Avenue is part of a pet friendly, boutique cooperative shared with 5 Stratford Road, offering an intimate community setting with a total of 32 apartments across both buildings. Residents enjoy two landscaped outdoor spaces, including a grilling area, free bike storage, and additional storage options. Located directly across from the Parade Grounds and moments from Prospect Park, the building is surrounded by the vibrant amenities of Church Avenue, Cortelyou Road, and Coney Island Avenue, with convenient access to the B/Q and F/G subway lines. With its turnkey condition, flexible layout, size (ext. est. 828 sq ft) and rare combination of quiet living and immediate access to expansive outdoor space, Apt 11C presents a compelling opportunity for today's buyer.

Prospect Park South | Brooklyn

Quick Profile

Charming tree-lined blocks, grand homes, and grassy center esplanades - Prospect Park South feels more like a quiet suburb than Brooklyn, the most populated borough in New York City.

The small landmarked neighborhood in south Brooklyn is bounded by Coney Island Avenue to the southwest, Ocean Avenue to the northeast, Prospect Park to the south, and Beverly Road to the south.

Don’t let the suburban vibe of Prospect Park South fool you, urban grit awaits you just outside the neighborhood's boundaries. It’s about a 45-minute commute to Manhattan on the B, Q, or F train or a short walk to livelier neighborhoods. Prospect Park South is flanked by Windsor Terrace, Kensington, Ditmas Park, and Flatbush. It’s the best of both worlds.

The history of the neighborhood starts with its original developer, Dean Alvord. If it wasn’t for his unique vision, Prospect Park South may have never blossomed into what it is today. In 1899 Alvord wanted to take advantage of Brooklyn’s newly created railway system that connected the borough. He purchased farmland and began building the neighborhood, which began as a six-block-by-two-block swatch of land with grand homes. Many of the houses were Victorian-inspired. Alvord marketed the neighborhood as a slice of country in the big city and the rest is pretty much history.

Prospect Park South is a few blocks bigger these days. Its grand Victorian-style homes still define the neighborhood. Other architectural styles found in the nabe include Colonial, French Revival, and Spanish Mission. Apartments and a few prewar co-ops complete the neighborhood's housing stock.

There aren’t too many places to shop in Prospect Park South but you might find a few spots in the commercial areas along Coney Island Avenue and Church Avenue. The suburban setting of Prospect Park South is popular with young families, which is why they’ve flocked there for the last decade.
