Property Description for 34 Prince Street, 3-B

Residence 3B is an exceptional four bedroom, three and a half bath loft set within the landmarked Old St. Patrick’s School and Convent. With triple exposures, exposed brick walls, steel beams, and oversized windows overlooking the tranquil common garden, the home feels both expansive yet intimate, a true downtown sanctuary in the heart of Nolita. Leading into the home, an inviting foyer offers additional storage, a place for jackets and shoes, and a welcoming spot for guests to arrive comfortably. The open living, dining, and kitchen areas anchor the home, unfolding across a nearly 37-foot open living and dining area framed by a dramatic wall of floor-to-ceiling windows that fill the interior with natural light and stunning exposed steel beams. The great room, with limewash detailing on the walls, overlooks the landscaped gardens and immediately gives a sense of calm. The dining space offers ample room for an eight-person table and is illuminated by a Stilnovo Chandelier. Flowing effortlessly from the great room, the kitchen is more than a culinary space, it is a sanctuary for connection. Bathed in the soft glow of custom Bulthaup natural aluminum and walnut veneer cabinets, stainless steel Grohe fixtures, and natural stone counters with backsplash, the room centers around a breathtaking waterfall stone island, perfect for morning coffees and midnight conversations. The kitchen’s Gaggenau appliances, including a vented-out hood, wine cooler, steam oven and paired with abundant counter space and an open-concept layout, create a space designed for effortless, comfortable living. Privately tucked beyond the kitchen, there is a spacious bonus room suited as a fourth bedroom, office, or media space, complete with a projector and custom wallpaper providing ideal separation for guests or work from home living. The adjacent bathroom features Waterworks fixtures, heated floors, white marble tile walls, and a floating single vanity with a black granite top, and glass shower. On the opposite side of the home is the bedroom wing. Offering added privacy, the primary suite is positioned at the far end of the hallway and is bathed in morning light. Generous in scale, it features a large custom-built walk-in closet. The en-suite spa-like bath features Lithoverde Carrara marble floors, honed Delmar White marble tile walls, a double vanity, heated floors, a soaking tub with floating walnut Duravit sink, and a separate glass shower and water closet. Two additional bedrooms are thoughtfully arranged along the second hallway. A bathroom with a floating walnut double vanity and heated floors is conveniently located off the additional bedrooms. The home also features central air conditioning, in-unit washer and dryer, dedicated storage unit as well as a personal climate controlled wine fridge in the cellar. The residences at 34 Prince reimagine a historic Federal-style structure into a luxury seven unit condominium. Residents enjoy landscaped gardens, a fitness center with a private yoga/pilates studio, wine storage, refrigerated delivery storage, private storage, and bicycle storage, and a 24-hour doorman. Positioned on a quiet corner just steps from Soho and surrounded by churchyard views and the charm of Nolita’s historic streets, the residence feels both grounded and current. Boutique shopping, neighborhood cafés, and Nolita’s understated energy create a lifestyle that feels effortless and livable. A true landmark reimagined, this is downtown living with rare character and presence.

Little Italy | Manhattan

Quick Profile

It’s fitting that the neighborhood’s name is Little Italy because It’s been getting smaller for decades. The Italian immigrants that flooded New York City and built the vibrant ethnic enclave in the 1860s and 1880s eventually left for greener pastures, assimilating into other parts of the city or suburbs. The disappearance of Little Italy is a sad story as far as neighborhoods go, but it’s one that should be told.

Little Italy once spanned 50 square blocks and represented the biggest population of Italian immigrants in America. But in recent years, it’s been squeezed by the growth of Chinatown and SoHo and muscled from the rebranding of other neighborhoods like NoHo and NoLIta. In fact, NoLita was the culprit that cut the neighborhood in two. Little Italy’s boundaries may vary depending upon who you ask. Today it’s down to just a few blocks along Mulberry Street.

One of the best ways to experience Little Italy is through its food. Take your pick from mom-and-pop markets, meat and cheese shops, or authentic sit-down restaurants that offer the very best in Italian cuisine.

Every September (since 1926), the neighborhood hosts the Feast of San Gennaro, which celebrates the patron Saint of Naples Italy. 11 days of food, colorful parades, music performances, and more food. The aroma of zeppole and grilled sausage can be smelt for blocks. Try planning your visit around this festive time. It’s well worth it.
