Property Description for 137 Franklin Street, 1

One of a kind triplex Tribeca maisonette with outdoor space under $5M! Located on one of Tribeca’s most coveted blocks, this approximately 2,587-square-foot triplex (plus about 600 square feet of private outdoor space) loft offers a rare blend of classic New York City architecture and modern design. Featuring soaring ceilings, expansive windows, and a stunning private garden/yard, this custom-built maisonette is both elegant and functional. Enter through a private foyer on the ground level via the virtual doorman and a key fob access. The home greets you with an entry hallway, powder room, and tons of coat storage. Immediately you are struck by the enormous casement windows that mark the architecture of the building; open space to the east of the building and southeastern exposures mean this home is truly bathed in sunlight. The home then flows into the open kitchen/dining area, complete with chef's appliances by SubZero, Miele, and Thermador. It is complemented by sleek marble countertops and abundant cabinet space. The main level includes a spacious living room centered around a marble-encased gas fireplace, framed by double-height ceilings and flooded with natural light. An open-air staircase leads to the second level, which houses a luxurious primary suite with a full bath and built-in closet, along with a second bedroom and en-suite bath. The primary bath features a white marble design with double vanities, a glass-enclosed steam shower, and premium fixtures. The owners have also created a third bedroom/home office on this floor, creating a well-apportioned upstairs. The lower level offers a large media den and laundry room, perfectly suitable for a theater, playroom, additional bedroom space, or any other option! Wide-plank dark hardwood floors that all have under-floor radiant heating extend throughout the living area, staircase, and bedrooms. A state-of-the-art home automation system controls lighting, window treatments, entertainment, and radiant floors. Glass doors from the living room open to a private 19-by-21-foot garden, an ideal space for relaxation or entertaining. 137 Franklin Street is a boutique building with just three residences, built in 2012 in a style approved by the Landmarks Preservation Commission to blend seamlessly with Tribeca’s historic charm. Located at the corner of charming cobblestone streets, this prime address offers unparalleled access to world-class dining, Hudson River Park, and a subway entrance just steps away.

Tribeca | Manhattan

Quick Profile

TriBeCa, named after the small geographic triangle below Canal Street. It’s not really a triangle, it's a quadrilateral and it's bounded by West Street, Broadway, and Chambers Street. It’s a little too late for a name change and besides, QuaBeCa doesn't sound half as cool as Tribeca.

One of New York City’s more notable acronymed neighborhoods, TriBeCa is known for its trendy boutiques, fabolous restaurants, historical landmarks, and resident celebrity lofts. It still holds the title of one of the coolest places to live in New York City.

TriBeCa is one of the first residential neighborhoods of New York City. Way back in 1700’s wealthy New Yorkers built homes and maintained gardens in what is now TriBeca.

Later in history it shifted from residential to warehouses, commerce and markets. After the Civil War, shipping hubs moved from the East River to the Hudson River and revitalized areas like the South Street Seaport and TriBeca. When shipping and commerce increased, the area soon became a favorite spot for wholesalers to store their goods in large industrial warehouses.

Just like its neighbor SoHo, TriBeCa boasts one of the world’s largest collections of wrought-iron facades and Neo-Grecian architecture.
