Property Description for 14 Sutton Place South, 5-F

Built in 1929, 14 Sutton Place South was designed by renowned architect Rosario Candela, who was best known for setting the standard in luxury pre-war, high-rise living, and the layout of apartment 5F is the perfect example of his work. This corner 2 bedroom 2 bath has sunny south facing tree-top views and a modern and elegant renovation with distinct touches of pre-war detail.

A splendid and spacious windowed kitchen is outfitted by Poggenpohl, featuring a Gaggenau oven and rangetop, a Wolf steam oven, Subzero refrigerator, Miele dishwasher, exceptional cabinet space, and a 12 X 18 pullout pantry.

The primary Bedroom boasts exquisite built-ins and large custom walk-in closet. An en-suite bathroom features a custom shower with radiant heated floors, a floating vanity, Toto toilet and designer fixtures. The second bedroom/den was cleverly designed with built-ins to accommodate either a bed or sofa to maximize the flexibility of this room. It enjoys its own similarly luxurious en-suite bathroom also with radiant floors.

This apartment was renovated from subfloor to the ceiling, with soundproof floors and upgraded 200 amp electric panel. There is also a two zone central A/C with wi-fi thermostats and a three zone heating system. There is endless storage with 10 closets including a large walk-in closet in the primary bedroom.

14 Sutton Place South is a highly coveted full service co-op with amenities that include a beautifully landscaped roof top deck, well-equipped gym, bike room and central laundry room. A basement storage unit transfers at closing and there no charge for the unit. Pied a terres are permitted. Pets are allowed with board approval. Maximum financing is 50%. There is a 2.5% flip tax.

Sutton Place is an intimate residential enclave best known for quiet tree lined streets, stunning architecture and a series of pocket parks along the East River waterfront known as the Sutton Place Parks. There is a direct entry point to the esplanade close by, where you will find people biking, running, strolling or just taking in the breathtaking views of the east river and New York skyline. A vibrant local restaurant scene awaits you and there are many supermarket options with Whole Foods, Trader Joes and Morton Williams just a few blocks away. An added bonus is the convenient location to midtown Manhattan and easy access to the FDR Drive, the Queensboro Bridge, out east to Long Island and to the NYC airports.

Sutton Place | Manhattan

Quick Profile

Sutton Place is usually described with favorable words like charming, cozy, great neighborhood, hidden gem, sanctuary, or even small village inside a big city. Those descriptions aren’t from real estate folks either, they’re from the people that live and work there, so it must be true.

The quiet and upscale neighborhood is more like an enclave. It’s bounded by East 53rd Street to the south, East 59th Street to the North, First Avenue to the west, and the East River to the east. Most residents will tell you that everything you’ll ever need is located in the neighborhood. When it’s time to venture out into the cityscape, Sutton Place is within easy reach to Midtown and cultural attractions like the Museum of Modern Art, Rockefeller Center, Central Park and other iconic sites.

Manhattan has always had notable celebrity residents. But for unknown reasons, Sutton Place has had more than its share of superstars over the years. Some of the more iconic celebs include: Marilyn Monroe and Arthur Miller, Freddie Mercury, Sigourney Weaver, Joan Crawford, Michael Jackson and sister Latoya (Just for one summer).

Sutton Place is named after Effingham B. Sutton, a shipping merchant and entrepreneur. After hitting it big in the California gold rush, Sutton built brownstones along East 57th and East 58th streets with aspirations of making the section more residential. Poverty and crime dashed his dreams. The street gangs that hung out along the dead-ends and cul-de-sacs added to the neighborhood’s decay. Sutton was about to give up on his development endeavors but the Vanderbilt’s and the Morgan’s showed up in the 1920s and transformed the neighborhood. It soon became a wealthy enclave.
