Property Description for 45 Lispenard Street, 4-E

Classic Tribeca Loft Living with Exceptional Light and Character

45 Lispenard Street #4E is a rare and authentic loft residence spanning approximately 1,800 square feet, defined by volume, light, and timeless architectural detail. With 45 feet of south-facing frontage (equivalent to more than two standard townhouses), the home is flooded with natural light, complemented by additional northern exposures over SoHo. Approximately 10-foot ceilings, with original barrel vaulting, complete the quintessential downtown loft aesthetic.

Currently configured as a three-bedroom, two-bathroom home, the residence offers both immediate livability and flexibility for customization within this renovation-friendly cooperative.

A formal entry leads into an expansive open living and kitchen space, where rare dual exposures create an airy, light-filled environment ideal for both entertaining and daily living. The kitchen is thoughtfully designed with premium appliances, including a Sub-Zero refrigerator, vented Viking range, and Miele dishwasher, and offers generous counter seating alongside ample space for a formal dining area. The home is impeccably maintained and benefits from abundant storage, including a dedicated laundry room with sink and a separate pantry.

The primary suite occupies the desirable southeastern corner, anchored by three oversized windows that provide an ideal setting for a sitting area or home office. The en-suite bathroom is generously scaled, featuring a white marble vanity and a spa-like shower with bench seating and wall jets.

Two secondary bedrooms are thoughtfully positioned for privacy and are separated from the primary suite by a library space that elegantly incorporates the home's original structural column. These bedrooms share a windowed corner bathroom finished in classic white subway tile - an understated nod to traditional New York design.

Residents of 45 Lispenard Street enjoy a boutique cooperative with just two lofts per floor across nine stories. Amenities include a roof deck with grill station and outdoor shower, virtual video intercom, and fobbed elevator access - offering both privacy and convenience.

Perfectly positioned near the New York City Subway, the home provides seamless access across Manhattan. Surrounded by some of downtown's most celebrated dining, including Frenchette, La Mercerie, and Le Coucou, as well as the world-renowned shopping and galleries of SoHo, the location offers the very best of Tribeca living. The nearby Hudson River Park provides an added layer of tranquility, with open green space and river views just moments away.

A rare opportunity to own a true downtown loft of scale, character, and flexibility - this is New York living at its most authentic.

Tribeca | Manhattan

Quick Profile

TriBeCa, named after the small geographic triangle below Canal Street. It’s not really a triangle, it's a quadrilateral and it's bounded by West Street, Broadway, and Chambers Street. It’s a little too late for a name change and besides, QuaBeCa doesn't sound half as cool as Tribeca.

One of New York City’s more notable acronymed neighborhoods, TriBeCa is known for its trendy boutiques, fabolous restaurants, historical landmarks, and resident celebrity lofts. It still holds the title of one of the coolest places to live in New York City.

TriBeCa is one of the first residential neighborhoods of New York City. Way back in 1700’s wealthy New Yorkers built homes and maintained gardens in what is now TriBeca.

Later in history it shifted from residential to warehouses, commerce and markets. After the Civil War, shipping hubs moved from the East River to the Hudson River and revitalized areas like the South Street Seaport and TriBeca. When shipping and commerce increased, the area soon became a favorite spot for wholesalers to store their goods in large industrial warehouses.

Just like its neighbor SoHo, TriBeCa boasts one of the world’s largest collections of wrought-iron facades and Neo-Grecian architecture.
